Real Estate Market Recovery Signal... Reviving Incheon Real Estate Market, Spotlight on 'Forena Incheon Hakik'

The real estate market in Incheon is warming up. Incheon, which experienced the largest drop in housing prices in the metropolitan area last year, is seeing a price rebound this year, leading to an increase in apartment transaction volumes and a rapid depletion of unsold units.


Recently, real estate platform Zigbang conducted a survey among application users regarding their outlook on housing sale prices in their residential areas for the second half of 2023. Among all respondents, 31.9% answered that prices would "rise." This figure is more than three times higher than the 10.2% who expected a rise in a survey conducted at the end of last year.


Given this situation, overall real estate indicators in Incheon are also showing positive trends. According to data from the Korea Housing Finance Corporation, Incheon’s housing market consumer sentiment index was 78.7 in December last year, the lowest in the metropolitan area. However, in January this year, it surpassed Gyeonggi Province (82.1) to reach 92.6. It then rose to 105.3 in February, followed by 102.9 in March, 103.6 in April, 105.8 in May, and 109 in June, showing an upward trend.


Apartment sale prices are also on the rise. According to the weekly apartment price change rates from the Korea Real Estate Board, Incheon recorded a 0.03% increase in the third week of May, followed by a 0.02% increase in the fourth week of May. Since then, it has maintained an upward trend for 10 consecutive weeks from the first week of June to the first week of August.


Meanwhile, ‘Forena Incheon Hakik,’ supplied by the Hakik 4 District Housing Redevelopment Maintenance Association in Michuhol-gu, Incheon, and constructed by Hanwha Construction Division, is currently being sold. The complex, located in Hakik-dong, Michuhol-gu, Incheon Metropolitan City, consists of five buildings ranging from two basement floors to a maximum of 29 floors above ground, with a total of 562 units ranging from 39 to 84 square meters in exclusive area. Among these, 250 units are available for general sale. A fixed first installment payment of 10 million KRW is offered to reduce the financial burden on buyers.


The complex is situated in the heart of the Hakik District, which is expected to become a branded town with about 5,000 households in the future, and boasts excellent living infrastructure befitting a new residential area. Elementary, middle, and high schools such as Yeonhak Elementary, Inju Elementary, Hakik Elementary, Hakik Girls’ High School, and Inha University-affiliated High School, as well as Inha University, are all within 1.2 km, allowing for convenient walking commutes and excellent educational conditions.


Forena Incheon Hakik is near the ‘Administrative Town,’ where public institutions such as courts are concentrated, providing a steady population of public institution employees as well as a large floating population visiting for work. In fact, the proximity to the Incheon District Court and Incheon District Prosecutors’ Office, among other legal institutions, makes it highly valuable as a residential area for potential customers who prefer living close to their workplaces.


Convenience and leisure facilities such as Homeplus, CGV Incheon Hakik, Incheon Munhak Stadium, Seonhak Stadium, Inha University Hospital, Incheon District Court, and Incheon District Prosecutors’ Office are nearby and easily accessible. Additionally, access to Incheon-daero and the 2nd Gyeongin Expressway is convenient via Munhak IC and Dohwa IC, enabling wide-area travel to Seoul, Pangyo, Bundang, and more. Access to Songdo International City and Cheongna International City is also easy via Michuhol-daero. Furthermore, the Suin-Bundang Line’s Inha University Station and Hakik Station (scheduled to open in 2026) are within 2 km of the complex.


Moreover, various community and shared facilities such as Meri Kids Ground (children’s playground), Cafe Breeze (central plaza), daycare center, small library, senior citizens’ center, fitness center, golf practice range, school bus station, and household storage are provided to enhance residents’ living satisfaction.


The model house for Forena Incheon Hakik is located near Hakik Market (in the Hakik-dong area of Michuhol-gu), and move-in is scheduled for April 2026.
