More than 10,000 subscription accounts were submitted for the special supply subscription of 'Raemian La Grande,' a large-scale Raemian complex in the northern Seoul area that has attracted attention.
According to the Korea Real Estate Board's subscription homepage on the 15th, Raemian La Grande recorded an average competition rate of 28.9 to 1, with 10,467 applicants competing for 362 households (excluding institutional recommendations) in the special supply (hereafter referred to as special supply) subscription held the previous day.
In particular, the enthusiasm of first-time homebuyers trying to own their first home was intense. A total of 7,575 people concentrated on the 95 households allocated for first-time homebuyers. Among them, the 59㎡A exclusive area had the highest competition rate of 160.3 to 1, with 3,849 applicants for 24 households. This was followed by 59㎡B (10 households) at 108.0 to 1, 84㎡A (12 households) at 53.3 to 1, and 55㎡ (26 households) at 49.2 to 1.
The newlywed couple special supply was most popular with the 84㎡A exclusive area, which received 806 applications for 25 households, resulting in a competition rate of 32.2 to 1. The 59㎡A exclusive area, which was allocated the largest number of 66 households in the entire special supply, had 1,097 applicants, with a competition rate of 16.6 to 1. Other areas included 74㎡A (7 households) at 18.0 to 1, 84㎡B (7 households) at 16.7 to 1, and 74㎡B (2 households) at 13.0 to 1.
The special supply for supporting elderly parents, with a total of 27 households, ended subscription with an average competition rate of 3.9 to 1. The 74㎡C exclusive area (2 households) showed a high competition rate of 7.0 to 1 relative to the number of households recruited, and the 84㎡A exclusive area, allocated 5 households, had 38 applicants, resulting in a competition rate of 7.6 to 1.
On the other hand, the multi-child special supply mostly fell short of applicants for relatively small exclusive areas of 59㎡ or less. The 52㎡ exclusive area, with 2 households recruited, had no applicants, and the 55㎡ area had only 2 applicants for 6 households supplied. Only the 59㎡B exclusive area (4 households) had 5 applicants. The housing type with the highest competition rate was the 84㎡A exclusive area, with 59 applicants for 14 households, resulting in a competition rate of 4.2 to 1. The 74㎡A exclusive area (4 households) had a competition rate of 2.0 to 1.
After completing the special supply, Raemian La Grande will accept first-priority subscriptions on the 16th. This complex, redeveloped from the Imun 1 District in Dongdaemun-gu, Seoul, consists of 39 buildings ranging from 5 basement floors to a maximum of 27 floors above ground, with a total of 3,069 households ranging from 52 to 114㎡ exclusive area, of which 920 households (including special supply) are for general sale. The average sale price is 32.85 million KRW per 3.3㎡, priced at 1 to 1.1 billion KRW for the 84㎡ exclusive area.
The winners will be announced on the 23rd of this month, and contracts will be signed from September 3 to 6. Winners are selected by lottery, with 60% for units 85㎡ or less and 100% for units over 85㎡. Adults aged 19 or older residing in Seoul, Gyeonggi, and Incheon can apply even if they already own a home. The resale restriction on the sale rights is one year (from the announcement date of winners), and there is no obligation for actual residence.
