Recovering Gwangju Housing Market... 'Rapente Hill' for Sale with Promising Future Value

As various indicators such as the apartment pre-sale outlook index and subscription competition rate show an upward trend, the pre-sale market in Gwangju Metropolitan City is gradually turning to a recovery phase.


According to the apartment pre-sale outlook index data from the Korea Housing Industry Research Institute, Gwangju Metropolitan City's pre-sale outlook index for July recorded 120.0, up 35.8 points from the previous month. This figure is higher than that of the metropolitan area (102.7) and represents the highest growth rate nationwide. In particular, Gwangju Metropolitan City's pre-sale outlook index has steadily increased this year, recording △52.6 in January △71.4 in March △78.9 in May △120.0 in July.


Compared to last year, the number of subscription savings accounts used has nearly quadrupled. According to Korea Real Estate Agency's Subscription Home, only 5,501 subscription accounts were used in Gwangju Metropolitan City last year, but this year, 20,073 accounts have been used. The subscription competition rate also rose about twofold from 4.23 to 1 last year to 8.44 to 1 this year.


An industry insider said, “Due to the government's real estate regulation easing policies, restrictions on loans, taxes, resale limitations, and mandatory residence have been significantly relaxed. Additionally, major development projects such as Gwangju Metro Line 2 and Cheomdan 3 District development within Gwangju Metropolitan City are continuously emerging, attracting demand back to the pre-sale market with high expectations.” He added, “Moreover, the fact that housing prices in representative complexes in Gwangju Metropolitan City are showing an upward trend again also plays a role.”


In fact, the exclusive area of 192.69㎡ in ‘Hanguk Adelium 1 Complex,’ considered the flagship in Gwangju Metropolitan City, was traded at 1.79 billion KRW in April last year and recovered to 1.91 billion KRW in July this year, showing a price recovery of over 100 million KRW. The same applies to ‘Ssangyong Sweet Dot Home.’ The 140.15㎡ unit in this complex was traded at 1.47 billion KRW in January this year, which is 150 million KRW higher than the 1.32 billion KRW traded in December last year.


As the pre-sale market in Gwangju Metropolitan City shows signs of recovery, ‘Rapent Hill’ is attracting attention as a complex with high future value.


‘Rapent Hill,’ constructed by Hyundai Engineering & Construction, will be located in Wolgye-dong, Gwangsan-gu, Gwangju Metropolitan City, and all units are designed as large-sized penthouses. The complex will consist of two buildings ranging from 3 floors to 22 floors above ground, with a total of 72 units sized between 201 and 244㎡.


In particular, the Cheomdan district where the complex is located is transforming into a hot place attracting young generations, and ‘Rapent Hill,’ a high-end residential space that will become a regional landmark, is expected to transform into a new affluent neighborhood centered on the younger demographic.


With a new station of Gwangju Urban Railway Line 2 planned within walking distance, a premium from improved transportation networks can be expected. Nearby, the Cheomdan 3 District is set to develop into a research and industrial complex centered on an AI-based science and technology startup cluster, which is expected to bring development benefits. Additionally, it is considered a residential area backing the national future automobile industrial complex.
