The ‘Pentaflex Metro’ knowledge industry center, scheduled for supply in the second half of this year within the Busan Sinpyeong and Jangnim Industrial Complexes by Daebo Construction, is gaining attention. It is expected to offer convenient commuting as it is located right in front of the entrance to ‘Dongmae Station’ at the entrance of the industrial complex.
According to a survey conducted by the employment platform JobKorea, when converting the fatigue level of workers with relatively the longest commuting times into a score out of 100, it scored 74 points, the highest among other groups. Since commuting time is very important among workers, companies looking for office space should choose offices with convenient public transportation access to minimize commuting time, which is advantageous for workforce recruitment.
The ‘Pentaflex Metro’ knowledge industry center allows building access immediately upon exiting Dongmae Station, and there is a bus stop right in front of the building, providing excellent convenience for public transportation use. As commuting fatigue decreases, it is expected to improve employee satisfaction and facilitate movement for tenants and visitors, according to officials.
Moreover, according to Busan’s urban railway network expansion plan, lines such as Sasang-Hadan Line (scheduled to open in 2025) and Hadan-Noksan Line (planned) are expected, enabling future subway access to Busan New Port, Eco Delta City, and Myeongji District.
The metropolitan transportation network is also well established. The complex is located in the area that benefits most from Busan’s metropolitan transportation, with the Busan Coastal Circular Road located within about a one-minute drive. Additionally, highway accessibility is good via Sasang IC and Myeongji IC. In February this year, the Jangpyeong Underpass, which completed the Busan Coastal Circular Road network, opened, enabling travel within 20 minutes to major Busan areas such as Centum, Busan Station, Busan New Port, and the planned Gadeokdo New Airport.
Equally praised as the location is the specialized design. Two large loading docks are created on the vehicle entry floor, and large freight elevators (3.5t / 2 units) operate up to the 15th floor. A door-to-door drive-in system allowing vehicles to enter right in front of each unit is introduced up to the 8th floor. An 8.9m wide straight ramp is applied, allowing two 2.5t trucks to pass each other, and the high floor height design of 5.4m is praised for excellent space utilization. Modular section offices of small sizes suitable for startups and small businesses are planned for floors 9 to 15. Due to meticulous attention to detail, it recently won the Best Design Award in the Knowledge Industry Center category at the 2023 Future Architecture Culture Awards, recognizing its design excellence.
Various benefits that reduce the financial burden are also noteworthy. Interest-free interim payment loans are available in full, so only a 10% deposit is required until move-in. Additionally, long-term low-interest loans covering up to 70% to 80% of the sale price can be obtained. Furthermore, according to current laws, tax reduction benefits such as a 35% reduction in acquisition tax and a 35% reduction in property tax are provided to tenant companies, minimizing financial burdens.
Various support facilities for tenant companies will also be provided within the complex. First, a street-type commercial area in a prime station location will house various types of businesses. Additionally, common facilities to enhance business convenience for tenant companies are planned, including a large lobby with reception spaces, a business center, shared meeting rooms, and multipurpose sports facilities. Green and rest areas such as rooftop gardens, sky gardens, cloud gardens, and entrance plazas totaling about 2,900 pyeong will be sufficiently created for employees and visitors.
A sales representative stated, “Recently, project financing (PF) for construction was successfully secured,” adding, “Hana Asset Trust supported funding through a hybrid trust method along with other financial institutions, which is a feature that enhances project stability.”
Meanwhile, the ‘Pentaflex Metro’ promotional center is located near Jangnim Station in Jangnim-dong, Saha-gu, Busan Metropolitan City.
