Gumi High Tech Valley Phase 1 Factory Site Sold Out

Focused Investment Attraction Centered on Semiconductor and Secondary Battery Industries

Phase 2 Early Construction Start, Increased Effects of Semiconductor Specialized Complex Designation

Gumi City in Gyeongbuk Province and the Korea Water Resources Corporation have sold out 1.801 million square meters (540,000 pyeong) of factory land in the first phase of Gumi High-Tech Valley (Gumi National 5th Industrial Complex).

Gumi High Tech Valley Phase 1 Factory Site Sold Out Semiconductor Specialized Complex Support Agreement Ceremony.

Since the sale began in August 2017, the first phase has been completed after six years.

The first phase of Gumi High-Tech Valley covers a total area of 2.254 million square meters (680,000 pyeong), of which 1.801 million square meters is factory land.

When corporate investment shrank due to the economic downturn caused by COVID-19 in 2020, the city formed an investment attraction team centered on practitioners from the Korea Water Resources Corporation Gumi Project Group and the Gyeongbuk Regional Headquarters of the Korea Industrial Complex Corporation. In December 2020, the city expanded the eligible industries for occupancy from four to seven and lowered the sale price from 864,000 KRW to 739,000 KRW per 3.3 square meters, making every effort to revitalize sales and attract companies.

High-Tech Valley is located within a 10-minute drive from Gumi National 4th Industrial Complex and its expansion complex. With residential land (95% sold) developed, the proximity of workplaces and residences will improve further by 2025, when large-scale apartment move-ins are expected.

To enhance accessibility to the Daegu-Gyeongbuk Integrated New Airport scheduled to open in 2030, the Gumi-Gunwi Expressway (24.9 km, 1.5468 trillion KRW) construction plan has been included. Additionally, once the access road to the first section of Gumi National 5th Industrial Complex (from Songnim, Goa-eup to Munryang, Haepyeong-myeon, L=4.6 km, 6 lanes), currently under construction, is completed, accessibility is also expected to improve.

Companies specializing in advanced semiconductor and secondary battery materials and components such as Wonik Q&C, Waldeck, LG-HY BCM, and PNT are also scheduled to move in, making it poised to become the nation's top advanced industrial complex.

Mayor Kim Jang-ho said, “With the designation of the area as a national advanced strategic industrial complex specializing in semiconductors on the 20th, an expansion of investment by semiconductor-related companies is expected. We will strive to start the second phase early to provide factory land promptly as companies require.”

He added, “From investment decisions to permits, we will provide one-stop processing, customized services, and comprehensive administrative support to offer the best services to companies and prepare for the re-advancement of the Gumi Industrial Complex.”
