Three Redevelopment Sites in Cheongpa and Gongdeok-dong West of Seoul Station, 4,100 Households

Seoul City Confirms and Announces New Urban Planning Proposal on 18th
Beyond Individual Complex Plans, Linked with Local Areas
Creating Complexes Equipped with Green Spaces and Living Infrastructure

Three areas on the west side of Seoul Station, which have been neglected in redevelopment projects and have become outdated, will be redeveloped into urban residential complexes with around 4,100 households through a rapid integrated planning initiative. These areas are located in Cheongpa-dong 1-ga, Yongsan-gu, and Gongdeok-dong, Mapo-gu. The city plans to develop the areas so that pedestrian pathways, green spaces, transportation systems, and landscapes are organically connected beyond the district level.

On the 18th, Seoul City announced the confirmation of rapid integrated planning for three sites adjacent to the boundary between Yongsan-gu and Mapo-gu: ▲Cheongpa-dong 1-ga 89-18 area ▲Gongdeok-dong 11-24 area ▲Gongdeok-dong 115-97 area.


While the area around Seoul Station has seen continuous development, these target sites have been neglected in terms of development and maintenance. Despite various attempts such as New Town projects, urban regeneration, and public redevelopment, actual environmental improvements have been minimal, resulting in aging infrastructure such as buildings and roads, and poor residential conditions.


In response, Seoul City focused on the locational potential and the need for residential environment improvement of the target sites, which are located at the entrance to downtown Seoul and near the Seoul Station area undergoing major changes, and prepared the rapid integrated planning.


A Seoul City official stated, "With the confirmation of this planning proposal, the target sites are expected to be reborn as urban residential complexes on hilly terrain where the city and nature harmonize, featuring views of Seoul Station and Namsan."


The three target sites are planned to be developed into residential areas with a total of approximately 4,100 households. The plans for each site are ▲Cheongpa-dong 1-ga 89-18 area with about 1,900 households (up to 25 floors) ▲Gongdeok-dong 11-24 area with about 1,530 households (up to 30 floors) ▲Gongdeok-dong 115-97 area with about 680 households (up to 25 floors).


In addition to improving the residential environment of each individual site, the expansion of living infrastructure such as roads and parks considering the surrounding areas will also be possible, which is expected to bring vitality to the neighboring regions as well.


With the confirmation of the rapid integrated planning for the three sites in Cheongpa and Gongdeok-dong, Seoul City anticipates that the redevelopment plans will be finalized within the year. Furthermore, due to the simplification of the rapid integrated planning procedures, the project duration is expected to be significantly shortened through integrated reviews by the Urban Planning Committee’s delegated subcommittee and the project implementation plan.


Jo Nam-jun, Director of the Seoul City Urban Planning Bureau, said, “By simultaneously promoting rapid integrated planning in the adjacent Cheongpa and Gongdeok areas, we have planned extensive connections for parks, pedestrian green spaces, and living infrastructure for local residents,” adding, “We hope this will serve as a representative case that leads regional vitality in line with the purpose of rapid integrated planning, which aims for linkage and integration beyond individual complexes.”
