1.4 Applicants Per Slot for Gwacheon Jisik Information Town Non-Order Lottery... 'Gwacheon Xi Ella Edition' Commercial Facilities Also Draw Attention

More than 14,000 people flocked to the non-ranking subscription held at Gwacheon Knowledge Information Town in Gyeonggi Province, drawing attention.

According to the Korea Real Estate Board's Subscription Home, a non-ranking subscription was conducted in May for a total of 6 households across 4 complexes in Gwacheon Knowledge Information Town, receiving 14,175 applications and recording an average competition rate of 2,362.5 to 1. Despite the strict eligibility requirements, such as only allowing non-homeowners residing in Gwacheon City to apply because the relaxed non-ranking subscription conditions did not apply, a large number of applicants poured in, making it a hot topic.

Even amid the real estate market downturn, this high competition rate appears to be driven by the geographical advantage of enjoying Seoul's living area and the high future value.

Gwacheon borders Seocho-gu in Seoul, making access to the Gangnam area convenient. Several transportation developments such as the GTX-C line, Wolgot-Pangyo line, and the bypass road of National Road No. 47 are underway, which will make access to Seoul and other major metropolitan areas easier. In particular, the Gwacheon Information Town Station on Line 4 is scheduled to open in 2026 at Gwacheon Knowledge Information Town, and the nearby Bukuiwang IC provides convenient access to Gwacheon-daero, the 2nd Gyeongin Expressway, and the Metropolitan Area 1st Ring Expressway.

Gwacheon Knowledge Information Town, developed to enhance self-sufficiency functions even in Gwacheon, which is called ‘Quasi-Gangnam,’ performs residential, business, and commercial functions, rapidly emerging as a new hub. Many companies are relocating to Gwacheon Knowledge Information Town, and JW Pharmaceutical, Anguk Pharm, Huons, Kwangdong Pharmaceutical, and Kyungdong Pharmaceutical have confirmed their move-in, establishing a leading domestic pharmaceutical and bio cluster.

Meanwhile, the ‘Gwacheon Xiella Edition Commercial Facility,’ located in the main commercial district of Gwacheon Knowledge Information Town, is about to be launched for sale.

Gwacheon Xiella Edition Commercial Facility secures a fixed demand base from residents of the officetels developed together, as well as a hinterland demand of 8,474 households and about 19,000 residents within Gwacheon Knowledge Information Town, 118 companies, and about 27,000 workers. Additionally, the residential demand in the old downtown area of Gwacheon reaches about 20,000 people, creating an expectation for a seven-day commercial district bustling with visitors throughout weekdays and weekends.

Gwacheon Xiella Edition Commercial Facility also attracts attention with its differentiated product design. It is designed as an open-type commercial facility for easy access by visitors, and escalators are installed on every floor to allow convenient visits to all units, showing meticulous care. By designing the entire commercial facility to facilitate customer inflow without any isolated units, it aims to minimize vacancy rates. Furthermore, some units feature a ceiling height of up to 4.2 meters to secure a sense of openness.

In addition, the arched exterior design maximizes the attraction effect, capturing the attention of the floating population at a glance, and with added luxury and uniqueness, it is expected to become a landmark commercial facility representing Gwacheon Knowledge Information Town.

Gwacheon Xiella Edition is located on four commercial land blocks in Gwacheon Knowledge Information Town and consists of commercial facilities and officetels spanning from four basement floors to ten above-ground floors.

The sales promotion center for Gwacheon Xiella Edition Commercial Facility is currently operating.
