K-Beauty Golden Age, Lifestyle Accommodation Facility 'Arte Gangnam' Attracts Attention

As medical tourism, which had slowed down after the COVID-19 endemic, is revitalized, investors are showing growing interest in residential lodging facilities being developed in the Gangnam area. In fact, Gangnam, where plastic surgery and dermatology clinics are densely concentrated, attracts many foreigners for medical tourism, and nearby accommodations are often fully booked, leading to an increase in sold-out rooms at hotels and other lodging establishments in the area.


In this context, the government announced last month that it will accelerate the promotion of 'medical tourism,' which is expected to further increase the number of tourists. The plan aims to attract 700,000 foreign patients visiting Korea by 2027 by expanding online visa issuance and caregiver coverage. Additionally, efforts will be intensified to expand the overseas advancement of Korean medical services through ICT-based pre- and post-care projects and the institutionalization of non-face-to-face medical treatment for foreign patients.


‘Arte Gangnam,’ a residential lodging facility located in Yeoksam-dong, Gangnam-gu, is currently available for sale. The complex consists of 117 units across 2 basement floors and 10 above-ground floors, with exclusive areas ranging from 16 to 33 square meters. Gangnam, where the complex is located, is home to numerous plastic surgery and dermatology clinics, fitting for a city leading the K-beauty trend, and is expected to attract significant investor interest.


The floor plans have been diversified into six types to broaden consumer choices, and the ceiling height of the duplex units (except for some units) has been designed at 1.6 meters, allowing standing living in the duplex, which is a distinctive feature.


For user satisfaction, the interior facilities and services have also been configured. Equipped with an IoT wall pad, it offers home control, security, communication, and lifestyle information functions. The full-furnished system will include ceiling-type air conditioners, air dressers, large 50-inch LED TVs, built-in smart ovens, built-in refrigerators, induction cooktops, integrated bidets, and high-end interior tiles. Additionally, services such as linen, valet parking, car washing, car sharing, and laundry will be provided.


The complex boasts a double station area location, within about a 5-minute walk to Gangnam Station served by Subway Line 2 and the Shinbundang Line. Situated at the core intersection of Gangnam-daero, Teheran-ro, and Seocho-daero near Gangnam Station, residents can enjoy abundant living infrastructure including shopping, cinemas, parks, and hospitals.


Within a 1 km radius of the complex, there are approximately 100,000 employees working at major corporations such as Samsung Town, Hyundai Mobis, Kyobo Tower, GS Tower, and POSCO Center, providing a strong underlying demand. Moreover, several developments are planned, including the industrial specialization and redevelopment of Teheran-ro nearby. When Hyundai Motor’s GBC (Global Business Center) is completed in 2026, it is expected to create 1.21 million jobs, further solidifying the demand base.


‘Arte Gangnam’ is classified as a residential lodging facility under the Building Act rather than the Housing Act, so it is not counted toward the housing supply and can be freely resold. Furthermore, it offers a 10% down payment and interest-free installment benefits, reducing the financial burden on buyers.
