As interest rate hikes and economic recession led the real estate market into a downturn, subscription results in the first half of this year were not very favorable. According to data from Real Estate R114, the nationwide subscription competition rate in the first half of the year recorded 8.61 to 1. This is the lowest figure among first-half subscription results since 2014.
Looking at the regions, some areas such as Gwangju and Gangwon had no sales at all, and some recorded single-digit competition rates. On the other hand, Seoul showed the highest subscription competition rate at 52.36 to 1, while in the provinces, Chungbuk (28.3 to 1) and Gyeongnam (25.88 to 1) achieved good results.
In particular, Chungbuk attracted attention as all three complexes sold in Cheongju Technopolis succeeded in drawing strong interest. These complexes all recorded high double-digit subscription competition rates and ranked within the top 10 in subscription competition rates among complexes sold in the first half of the year. 'Shinyoung Ziwell Prugio Technopolis Central' showed an average subscription competition rate of 73.75 to 1, 'Harrington Place Technopolis' 57.59 to 1, and 'Technopolis Hildesheim' 48.27 to 1.
A real estate expert said, "Cheongju Technopolis already houses large and small enterprises, providing abundant jobs, and as a planned city, it has high future value," adding, "Especially with the application of the price ceiling system, it has excellent price competitiveness, which is believed to have attracted much attention not only in Cheongju but nationwide."
Cheongju Technopolis is an industrial complex of about 3.8 million square meters, a self-sufficient city where residential facilities, commercial facilities, government offices, schools, and other necessary living facilities are systematically developed alongside businesses. There is a housing plan for about 11,000 households and 30,000 residents, including detached houses, multi-family housing, and residential-commercial complexes. Large companies such as SK Hynix and LG Household & Health Care, along with related industries, have settled here. SK Hynix plans to invest 15 trillion won to build a new semiconductor production plant called 'M15X.'
A central commercial district is planned within Technopolis, along with six large-scale themed parks for a relaxed healing life. The area is served by the Second Ring Road and the Third Ring Road (scheduled to open fully by the end of 2023), National Road 17, and well-established transportation networks including the Jungbu Expressway and Gyeongbu Expressway. Additionally, the Cheonan-Cheongju Airport double-track railway station at Bukcheongju is planned, along with a complex transfer center, which is expected to further improve transportation conditions.
With such excellent location and future value, Cheongju Technopolis, which was the hottest subscription area in the first half of the year, is scheduled for additional sales.
Shinyoung announced that it will supply the Shinyoung Ziwell Prugio Technopolis Central officetel as a follow-up to the apartment, verified by the apartment subscription competition rate for its excellent location.
