"Seoul Metropolitan Area Apartment Sale Prices Rise 11% in One Year," 'ePyeonhansesang Dongtan Park Honors' Draws Attention with Second Round of Reasonable Sale Conditions Revealed

As the average sale price of private apartments in the Seoul metropolitan area rose by 11% over the past year, demand is focusing on the second phase of sales for ‘e-Pyeonhansesang Dongtan Park Honors,’ which has launched with reasonable sale conditions.


According to the private apartment sale price trend survey released by the Housing and Urban Guarantee Corporation (HUG) on the 15th, as of the end of May, the average sale price of private apartments in the metropolitan area was 22.23 million KRW per 3.3㎡. This represents a 0.79% increase from the previous month and an 11.07% increase compared to May last year.


In fact, complexes supplied in the metropolitan area in May saw sale prices exceeding 1 billion KRW for the 84㎡ exclusive area, known as the national standard size.


Last month, the sale price of the ‘Indeokwon Purseubiel’ 84㎡A unit in Uiwang-si, Gyeonggi-do, was 1.079 billion KRW at the highest price. Similarly, the ‘Gwangmyeong Xi The Sharp Forena’ in Gwangmyeong-si, Gyeonggi-do, was priced at 1.0455 billion KRW for the 84㎡B unit at the highest price.


With sale prices expected to continue rising in the second half of the year, opinions are emerging that homebuyers should hurry to secure their homes. This is due to increased volatility in domestic base interest rates following the possibility of further hikes in the US benchmark interest rate.


A real estate expert said, “Considering the increases in construction and labor costs, sale prices are expected to rise further,” adding, “It is advisable to secure units in complexes that apply the sale price ceiling system or offer various sale benefits that effectively lower the actual sale price within the first half of the year.”


Meanwhile, a complex that significantly reduces buyers’ burdens with reasonable sale conditions under the sale price ceiling system in Dongtan 2 New Town, Hwaseong, Gyeonggi-do, is attracting attention.


DL E&C opened a housing exhibition hall on the 16th (Friday) and officially launched the second phase of sales for ‘e-Pyeonhansesang Dongtan Park Honors.’ This complex, subject to the sale price ceiling system, has drawn early attention as it offers reasonable prices and benefits from the upcoming ‘Semiconductor Mega Cluster’ to be developed in Namsa-eup, Yongin.


In fact, the first phase (437 units) of ‘e-Pyeonhansesang Dongtan Park Honors’ was successfully sold out, reflecting expectations for a rare medium-to-large well-being complex and large-scale development benefits.


The average sale price per 3.3㎡ for the second phase of ‘e-Pyeonhansesang Dongtan Park Honors’ is set at 15.96 million KRW. For the 99㎡ exclusive area, prices range from approximately 580.06 million KRW to 621.55 million KRW, securing price competitiveness even compared to the adjacent Mokdong A complex’s 84㎡ units, which have actual transaction prices between 700 million KRW and 760 million KRW.


Lowering buyers’ burdens through various sale benefits is also an advantage.


The sale conditions for the second phase of ‘e-Pyeonhansesang Dongtan Park Honors’ include a 10% down payment, 10% interim payment, and 80% balance payment, allowing contract holders to reduce interest burdens from interim payment loans. Additionally, only second-phase successful applicants receive free balcony expansions, and the down payment is fixed at 10 million KRW for the first installment, providing practical cost savings.


The presence of large-scale development benefits, which are expected to drive price increases, is another factor contributing to its popularity. ‘e-Pyeonhansesang Dongtan Park Honors’ is geographically adjacent to Namsa-eup, Yongin-si, where the world’s largest system semiconductor cluster is being established, and is expected to be among the first to benefit from this development.


In March, the government selected the Namsa-eup area in Yongin, Gyeonggi-do, as the candidate site for a national industrial complex specialized in system semiconductors. The government plans to integrate this site with existing semiconductor production complexes in Hwaseong, Pyeongtaek, Icheon, Giheung, and the fabless valley in Pangyo, Seongnam, to create the world’s largest ‘Semiconductor Mega Cluster.’


Recently, the Korea Land and Housing Corporation (LH) was selected as the project implementer for the system semiconductor national advanced industrial complex, accelerating project progress. LH has issued various service contracts for planning, and full-scale construction is expected to begin as early as 2026.


A local certified real estate agent said, “The second phase of ‘e-Pyeonhansesang Dongtan Park Honors’ being supplied this time is known as the last opportunity to enter Dongtan 2 New Town, which is on the rise, under reasonable sale conditions, and demand is very strong,” adding, “Moreover, as the ‘e-Pyeonhansesang’ brand supply in the newly developed residential culture town, which has been selling out recently, is said to be the last, buyers are expected to move quickly to secure units.”


Meanwhile, ‘e-Pyeonhansesang Dongtan Park Honors,’ which opened its housing exhibition hall and began full-scale sales, will be built with 13 buildings ranging from two basement floors to 12 floors above ground, totaling 800 units. In this second phase of sales, 363 units will be supplied.


During the first three days after the housing exhibition hall opens, ‘e-Pyeonhansesang Dongtan Park Honors’ will hold various events for visitors. On-site tour services will be available for customers to visit and explore the site directly. Additionally, events offering various prizes such as a photo booth for creating precious memories with family and a package from Maison Glad Jeju Hotel will also be held.
