Recently, it has become common to observe apartment complexes, especially older ones in provincial areas, experiencing parking inconveniences for residents due to a shortage of parking spaces. Until the 1990s, when car ownership rates were relatively low, parking issues rarely arose, so the number of parking spaces per apartment unit was not a significant concern. However, the situation has changed. Since 2008, when the number of cars per household exceeded one, parking problems in older apartment complexes have begun to emerge in earnest.

The simplest solution to parking shortages in apartment complexes is to provide ample parking spaces within the complex. However, for existing complexes with relatively limited parking, expanding parking areas is nearly impossible. Therefore, various solutions are being considered internally, such as using nearby public parking lots, imposing parking fees for a certain number of vehicles, and implementing designated parking systems.

According to data from the KOSIS National Statistical Portal on vehicle registrations, the number of registered vehicles surpassed 25 million as of April last year, meaning there is approximately one car for every two people in the country. As of May 2023, the total number of registered vehicles in South Korea is about 26.48 million, and the number continues to show explosive growth. For this reason, apartment complexes with ample parking spaces have become a major attraction among homebuyers in the recent housing market, and such complexes are showing strong performance in subscription applications.

Gochang-gun in Jeonbuk is also known for having mostly older apartment complexes, where residents frequently experience parking inconveniences. However, an apartment complex with ample parking spaces and a smart parking system is scheduled to be supplied in June, attracting the attention of local buyers. This is Gochang Gwangshin Progress, which is set to be launched in June.

Gochang Gwangshin Progress is located in Gochang-eup, Gochang-gun. The complex offers a generous parking ratio of 1.3 spaces per unit and features an underground parking lot, allowing convenient parking even in bad weather. It also includes an underground parking guidance system that informs drivers of available parking spaces, enabling quick and smart parking. Additionally, electric vehicle owners can benefit from dedicated electric vehicle charging facilities, which are provided as standard.

The complex consists of four buildings, ranging from one basement floor to 18 floors above ground, with a total of 206 units. The units come in three types?84㎡ A, B, and C?and are primarily oriented southward to ensure good natural light and ventilation.

The residents-only community center includes facilities such as a senior citizens' center, children's playground, fitness center, and an open library. Furthermore, a one-pass system is implemented, allowing automatic access from the main entrance to each unit, enhancing convenience.

The complex also features a clean system that helps remove fine dust. This includes a fine dust signal light to monitor dust levels within the complex and air shower booths installed at the main entrances.

Home IoT specialization is also applied. The AI home IoT system allows voice commands via an AI speaker to control lighting, heating, gas, curtains, TV, air conditioning, and other household appliances. Based on big data analysis from the internet, it provides AI services and delivers various information such as lifestyle tips, music, and kids' education through the home network service, offering an optimal living experience.

Transportation conditions are favorable. The complex is located right in front of Goindol-daero, providing easy access to the entire Gochang area as well as the Gochang General Industrial Complex. The Seohaean and Gochang-Damyang Expressways are nearby, facilitating travel to other cities. The Gochang bus terminal is also close, making public transportation very convenient.

The complex boasts a convenient living environment. Nearby is the Nonghyup Hanaro Mart for easy shopping. Various lifestyle convenience infrastructures such as the Gochang Police Station and Gochang General Hospital are close by. Additionally, parks and green spaces like the Life Sports Theme Park and Morobiri Park provide a pleasant natural environment nearby.

Moreover, this sales site has received housing sales guarantees from HUG (Housing and Urban Guarantee Corporation), ensuring safety. HUG’s housing sales guarantee is a system that protects buyers by having the corporation take responsibility for apartment completion or refunding deposits and interim payments if the developer fails to fulfill the sales contract.

Meanwhile, Gochang Gwangshin Progress is scheduled for supply in June, with a model house set to open. Detailed information can be found on the website and through the main contact number.
