With the lifting of early-year regulatory zones, the areas subject to the price ceiling system for pre-sale prices have been reduced to four districts: Gangnam, Seocho, Songpa, and Yongsan-gu, drawing attention to public land apartments where the price ceiling system is applied.
According to Real Today, a real estate research firm, a total of 8,760 new apartments on public land will be supplied in June. In the metropolitan area, 4,024 units will be supplied in Incheon Geomdan New Town and Gyeonggi Paju New Town, while in the provinces, supply will come from Gwangju Cheomdan 3 District and Chungnam Asan Tangjeong District.
Previously, newly supplied complexes on public land showed relatively high subscription competition rates. In the Godeok Internationalization Planning District in Pyeongtaek-si, Gyeonggi-do, Godeok Xi Centro, which was supplied in March, recorded an average competition rate of 45.3 to 1 in the first priority subscription. Dongtan New Town Geumgang Pentarium 6th Central Park, supplied in April in Dongtan 2 New Town, Hwaseong-si, Gyeonggi-do, also succeeded in closing all types in the first priority subscription with an average of 9.27 to 1.
Shinyoung Well Prugio Technopolis Central and Harrington Place Technopolis, supplied last month in Cheongju Technopolis, Chungcheongbuk-do, recorded average competition rates of 73.7 to 1 and 57.5 to 1 respectively in the first priority subscription.
Apartment complexes in land development districts generally have pleasant living environments and high residential preference. In the case of public land, the application of the price ceiling system adds price competitiveness, making them highly popular. A representative from the sales industry explained, "With rising raw material and labor costs causing continuous increases in pre-sale prices, demand for public land apartments where homeownership is possible at reasonable prices is high."
Meanwhile, in Geomdan New Town, Seo-gu, Incheon, Hoban Construction plans to supply Hoban Summit Incheon Geomdan AB19 Block. The complex consists of 7 buildings, ranging from 2 basement floors to a maximum of 29 floors above ground, with a total of 856 units of a single exclusive area of 84㎡.
In Unjeong New Town, Paju, Gyeonggi-do, GS Construction will hold the first priority subscription on the 7th for Unjeong Xi Signature, built on Unjeong 3 District A19 Block. The complex consists of 13 buildings, ranging from 2 basement floors to 28 floors above ground, with exclusive areas of 74 to 134㎡ and a total of 988 units.
In Cheomdan 3 District, Buk-gu, Gwangju Metropolitan City, a total of 3 blocks (A1, A2, A5) with 3,949 units will be supplied. The A1 Block has 1,520 units of 84㎡ exclusive area, A2 Block has 1,845 units ranging from 59 to 84㎡, and A5 Block has 584 units ranging from 116 to 184㎡.
In Asan Tangjeong District, Asan-si, Chungcheongnam-do, the Hyundai Construction consortium plans to supply Hillstate Xi Asan Centum. The complex will be built in the Asan Tangjeong District area, consisting of 8 buildings from 2 basement floors to 29 floors above ground, with exclusive areas ranging from 74 to 114㎡ and a total of 787 units.
