The real estate market in regions experiencing active investments from large corporations is showing strong performance. Contract rates are rising around beneficiary complexes, and transaction volumes are also increasing. This is interpreted as a result of the previously frozen real estate market recovering, leading to a growing trend of investing in areas with high long-term future value.
Gunsan City, Jeonbuk Transforms into a Secondary Battery Hub... Investment Scale Reaches Approximately 4 Trillion KRW in One Year
A representative example is Gunsan City in Jeonbuk, which is emerging as a secondary battery hub. According to Gunsan City Hall, in April this year, Gunsan City signed an investment agreement worth 1.2 trillion KRW with LG Chem and Zhejiang Huayou Cobalt to build a 'secondary battery material manufacturing facility' in the Saemangeum National Industrial Complex. Following this agreement, LG Chem and Zhejiang Huayou Cobalt plan to establish a new corporation, start construction of a factory within Saemangeum Industrial Complex Section 6 (338,000㎡) within the year, and hire 700 new employees.
Industry experts analyze that the reason secondary battery-related companies are flocking to Saemangeum is due to the large land area, reasonable sale prices, and relatively fast permit procedures. According to the Saemangeum Development Authority, investment inquiries are continuously being received.
Many Large Corporations Including Hyundai Heavy Industries... Employment Situation Improves and Real Estate Market Recovers
Gunsan City is also home to the Hyundai Heavy Industries Gunsan Shipyard, which resumed operations in February this year. The shipyard plans to produce about 100,000 tons of ship blocks this year, generating sales of 180 billion KRW, and aims to steadily increase its production workforce from about 500 to around 1,000 employees.
In addition, Gunsan hosts solid large corporations such as Hyundai Doosan Infracore Gunsan Plant, CJ CheilJedang Gunsan Plant, and Tata Daewoo Commercial Vehicles. Among them, Tata Daewoo, which originated from the truck manufacturing division of the former Daewoo Motors, has its only domestic production base in Gunsan and is approaching a cumulative production of 5,000 units in the first half of this year. It has been selected as one of the 12 parts companies currently participating in the Gunsan City public-private win-win short-term parts technology development project, which is expected to result in a long-term sales increase of 300 billion KRW for automotive parts companies and create about 300 direct and indirect jobs.
Given this situation, the employment situation has greatly improved. According to Gunsan City Hall, the employment rate in Gunsan was 56.6% in the second half of 2022, up 0.5 percentage points from the previous year, and the number of employed persons increased by about 1,100 to approximately 131,200 compared to the same period last year. Notably, the youth employment rate reached 33.1%, the highest since 2015, showing that overall employment indicators have recovered to pre-employment crisis levels.

The nearby Saemangeum New Port, whose development is becoming visible, is expected to bring benefits. The Gunsan General Industrial Complex, home to 67 companies including CJ CheilJedang Gunsan Plant, is located as a background industrial complex, and the Gunsan National Industrial Complex, housing 210 companies including Hyundai Doosan Infracore Gunsan Plant, and 629 companies in total, make commuting to various companies convenient.
Offering Sales Benefits Linked with Local Companies, Marketing Focused on Coexistence with the Region
e-Pyeonhansesang Gunsan Diocean Luce is also gaining attention for its regionally integrated marketing, offering sales benefits linked with local companies. Previously, it held a ‘Support for Small Business Owners’ event to revitalize the local economy in Gunsan, as well as the ‘Thank you, e-Pyeonhansesang!’ event where residents of the ‘e-Pyeonhansesang’ complexes living in Gunsan could share special moments.
Earlier this year, various experiential programs were provided for local residents, including △personal color diagnosis and △tidying and storage practice, and for visitors with children, a △natural slime-making class was held at the housing exhibition center.
Additionally, it is promoting coexistence with local companies by signing MOUs with major local companies to offer special sales benefits to their employees.
Meanwhile, e-Pyeonhansesang Gunsan Diocean Luce consists of 8 buildings from 2 basement floors to 29 above-ground floors, with a total of 800 households ranging from 84 to 155㎡ in exclusive area. The housing exhibition center is currently operating, and move-in is scheduled for July 2025.
