- Yeouido, once blocked by aging-led development, removes obstacles to redevelopment projects and sees successive large-scale developments

Yeouido is on the verge of the king's return. Obstacles that had long forced it to relinquish its title as the representative affluent area have been lifted all at once, and a series of large-scale development projects are set to further enhance the area's value.
As South Korea's financial capital and home to numerous iconic landmarks such as Yeouido Park, Hangang Park, The Hyundai Seoul, 63 Building, and IFC, Yeouido has maintained differentiated regional competitiveness. However, it has not been able to sustain its traditional affluent neighborhood status in Seoul's housing market.
The primary reason Yeouido lost its glory in the housing market is the severe aging of its housing stock. Since 2005, no new apartments have been supplied in Yeouido for a staggering 18 years. The area is highly aged, with apartments over 15 years old accounting for 94% of the total. Among the 24 complexes with 10,324 households, about 7,600 households?approximately 80%?are actively pursuing redevelopment projects such as reconstruction.
Until now, redevelopment in Yeouido was hindered by controversies over the Yeouido master plan and regulations like the forced '35-floor rule' limiting building heights. However, the situation changed with Mayor Oh Se-hoon’s administration during the 7th and 8th local government terms.
By converting the Yeouido apartment district, which had seen little change for 40 years, into a district unit plan, zoning and height restrictions were significantly eased. The plan is to develop Yeouido into an international digital financial hub, fostering the area where financial companies are concentrated into a world-class financial city with numerous supertall buildings.
Consequently, attention is focused on the newly launched supply complexes in Yeouido. Yeouido MBC Site Complex Development PFV (Shinyoung, GS Construction, NH Investment & Securities) is currently supplying the landmark residential complex 'Brighton Yeouido' on the symbolic former MBC site (Yeouido-dong, Yeongdeungpo-gu). The landmark complex consists of two residential buildings, one officetel building, and one office building. The newly introduced residential buildings range from six basement floors to 49 above-ground floors, with exclusive areas of 84 to 132㎡, totaling 454 units.
The number of units by exclusive area is 91 units of 84㎡, 91 units of 101㎡, 181 units of 113㎡, and 91 units of 132㎡, all designed as medium-to-large 4Bay layouts.
It faces The Hyundai Seoul across a street and offers access to the IFC Mall and Yeouido commercial district. Notably, it is located in East Yeouido, within walking distance of the Yeouido financial district.
Moreover, the complex’s commercial area, 'Brighton Square,' plans to house fine dining restaurants such as Gocheongdam, premium Chinese restaurant Shinryu, casual dining Soy Yeonnam, Hana Bank, ID Hair, and dermatology clinics, further enhancing living conditions.
Situated between Yeouido Station on subway lines 5 and 9 and Yeouinaru Station on line 5, it benefits from a double subway station location, with Yeouido Transfer Center also within walking distance. The nearby road network includes Olympic-daero, Gangbyeonbuk-ro, Gyeongin Expressway, Seobu Arterial Road, Mapo Bridge, and Wonhyo Bridge, facilitating easy vehicle access.
The complex features a design that maximizes openness, considering views of the Hangang River and downtown. All units have open kitchens facing the living and dining areas and 2.6-meter-high ceilings. Depending on the type, 2- to 3-sided open layouts are adopted to allow panoramic views.
Particular attention was paid to finishing materials to elevate residential quality. Kitchen furniture brands include Euromobil, Gimetric, and Dada; flooring uses Germany’s Haro wood flooring; kitchen and bathroom fixtures are from Grohe, Jessi, and Giulini. Bathroom wall tiles are from Mirage, Florim, and Lea, while kitchen countertops and walls are finished with premium imported brands such as Kanstone and Atlas Plan.
Hotel-style community and residential services are also provided. Residents can conveniently access the communities in buildings 101 and 102 via a skywalk. The community facilities include a fitness center equipped with Italian luxury equipment from Technogym, a caf?, party room, small library, lounge, shower rooms, guest rooms, and a kids’ caf?.
Additionally, through the real estate service platform company 'SL Platform,' various lifestyle services are planned, including housekeeping, nighttime car washing, laundry pickup and delivery, market services, and home repairs. Furthermore, selected as the preferred negotiation partner, Shinsegae Foods will provide chef-prepared breakfast and lunch services within the complex.
Contracts are conducted with consultations at the model house, which can be visited by prior reservation. The complex is scheduled for occupancy in October.
