GS Construction will open the Sammu Central Xi model house on the 26th in Ssangchon-dong 600, Seo-gu, Gwangju Metropolitan City, and will begin full-scale sales.
Sammu Central Xi is being developed with a total of 903 households across 14 buildings, ranging from 3 basement floors to a maximum of 30 floors above ground, with exclusive areas of 84 to 247㎡. By exclusive area, it consists of ▲438 units of 84㎡ ▲326 units of 125㎡ ▲54 units of 150㎡ ▲42 units of 185㎡ ▲30 units of 205㎡ ▲13 units of 157~247㎡ T type. In particular, the ▲157~247㎡ T type is a studio terrace house designed as a duplex on the 1st and 2nd floors.
This complex is composed of 14 different types to allow residents to choose according to their diverse lifestyles. Especially, there are many medium to large-sized units, which have been relatively scarce in recent new supply.
The sales schedule for Sammu Central Xi will proceed with special supply on the 5th of next month, 1st priority subscription on the 7th, and 2nd priority subscription on the 8th. The announcement of winners will be on the 14th. The official contract period will be held for three days from the 26th to the 28th.
Gwangju Metropolitan City was removed from the regulated area in September last year, easing subscription regulations. First, anyone aged 19 or older with a subscription account for more than six months can apply. Both household heads, household members, and multiple homeowners can apply for 1st priority subscription. It is now possible to resell the pre-sale rights six months after the announcement of winners. There is no restriction on re-winning the subscription.
Also, all units in Sammu Central Xi are composed of exclusive areas of 84㎡ or more, increasing the chances of winning for applicants with low scores. Currently, in Gwangju Metropolitan City's 1st priority score system and lottery system ratio, for 84㎡ units, 40% are score-based and 60% are lottery-based, and for units exceeding 84㎡, 100% are conducted by lottery.
Sammu Central Xi introduces premium community facilities and resident services. Through the residents-only sky lounge located on the 30th floor (Building 108) of the complex, residents can enjoy panoramic views of downtown Gwangju and Mudeungsan Mountain. Also, for the first time in Gwangju, a premium screening room exclusively for residents called ‘CGV SALON’ will be installed, along with a fitness center equipped with premium exercise equipment, an indoor golf practice range with GDR screen equipment at every batting station, and a sauna.
Various services that enhance residents' quality of life will also be provided. The ‘small library’ within the complex curates carefully selected books through a partnership with Kyobo Bookstore. The cafeteria operated by SPC Group offers Xi’s special coffee and tea. Additionally, the guesthouse is prepared in three types, including a two-room guesthouse where family visitors can rest, which can be used as a party room or residence room.
The Sammu district, where Sammu Central Xi is located, is the transportation, administrative, financial, commercial, and cultural center of Gwangju. Sammu-daero, located in front of the complex, not only provides convenient access throughout Gwangju city but also connects easily to Dongnim IC and Seochang IC, facilitating the use of Gwangju’s inner ring road and highway access.
Public transportation is also convenient. Wuncheon Station on Gwangju Subway Line 1 is within walking distance from the main entrance of the complex, and nearby Sammu Station will be a transfer station for Gwangju Subway Line 2, scheduled to open in 2026, making it a double station area. Once Line 2 opens, it will be even more convenient to travel throughout Gwangju, including Gwangju World Cup Stadium, Chonnam National University, Chosun University, and Gwangju National University of Education. Additionally, accessibility to Gwangju Songjeong Station, Gwangju Airport, and the comprehensive bus terminal, U-Square, is excellent.
Furthermore, public institutions such as Gwangju Metropolitan City Hall and major banks are concentrated nearby, along with large shopping facilities like Lotte Mart Max, Shinsegae Department Store, and E-Mart. Educational facilities such as Seogwang Elementary School, Sangil Middle School, Sangil Girls' High School, and Sammu High School are also located nearby.
