Gwanak-gu Announces Revision of Nakseongdae District Unit Plan, Eases Regulations and Expands Incentive Ratios
Removal of Location Restrictions for Knowledge Industry Centers in Category 3 General Residential Areas near Nakseongdae Station
Expansion of Incentive Ratios for Venture Companies to Revitalize Gwanak S Valley
Gwanak-gu (Mayor Park Jun-hee) established a foundation for attracting knowledge industry centers and venture companies around Nakseongdae Station through the announcement on May 25 of the Seoul Metropolitan Government’s revision of the Nakseongdae District Unit Plan area and plan decision (change).
With this announcement, to foster Gwanak S Valley (Venture Business Promotion District) designated in January 2022, construction of knowledge industry centers is now permitted in Category 3 General Residential Areas, excluding main roads, provided that access roads of 8 meters or more are secured. Additionally, construction of office facilities with a floor area of 3,000㎡ or more is now allowed.
Furthermore, to encourage the startup and settlement of venture companies, if businesses related to recommended venture company industries such as ▲computer programming ▲system integration and management ▲information services ▲research and development ▲publishing, including software development and supply, occupy space within knowledge industry centers, the floor area ratio incentive will be applied at an expanded rate.
Unlike main roads, the floor area ratio applied to the rear parts of quasi-residential areas, which had been lower, will now be aligned with that of main roads. Also, the height restriction along Nakseongdae-ro, previously limited to four floors due to its designation as a historical and cultural scenic district, has been relaxed to 30 meters. Overall, the maximum building height across the entire area has been eased by up to 20 meters to facilitate construction.
An official from the district stated, “Through this revision of the district unit plan, we expect to promote the aggregation and growth of knowledge industry centers and venture companies centered around Nakseongdae Station, thereby inducing local job creation and taking a step closer to revitalizing ‘Gwanak S Valley.’”
