Apartment communities are changing. They are continuously evolving beyond uniform facilities that only check the boxes, offering more specialized and private hobbies such as reading, movies, and sports, as well as spaces for residents to interact, including hotel-level sky lounges.
Especially after the pandemic, as a culture of refraining from outdoor activities and preferring to stay at home has taken root, the demand for more comfortable and luxurious community facilities has increased. Accordingly, apartments equipped not only with indoor golf practice ranges, fitness centers, and book cafes but also children's water play facilities, residents-only cinemas, and guesthouses are emerging one after another. Such upscale and specialized community facilities act as factors that enhance the value of the complex and also influence housing price increases.
Various community facilities also add symbolism to apartments. For example, Banpo Ja-i in Seocho-gu, Seoul, is famous as a "Waterpark Apartment" because it has a "Mini Kayak Playground" within the complex where children can enjoy water play while kayaking. The "Hwamyung Lotte Castle Kaiser," known as a landmark complex in Hwamyung-dong, Buk-gu, Busan, has community facilities including a 25m indoor swimming pool with six lanes, a toddler pool, and luxury sauna facilities.
As complexes with diverse and differentiated community facilities are called luxury apartments in their regions and attract high interest, complexes showcasing unique community facilities have recently gained popularity in the sales market.
Meanwhile, GS Construction’s "Sangmu Central Ja-i," located on the former Honam University Ssangchon Campus site in Seo-gu, Gwangju Metropolitan City, is also attracting attention as it plans to include various community facilities.
A sky lounge on the 30th floor of the complex offers panoramic views of Gwangju city and Mudeungsan Mountain, serving as a space for leisure and resident interaction. The residents-only cinema, CGV Salon, allows enjoyment of various cultural contents such as movies, musicals, operas, and live sports broadcasts.
The three types of guesthouses can be used as spaces for welcoming guests, party rooms, or business rooms. The cafeteria operated in partnership with SPC Group, an indoor golf practice range with GDR at every tee, and a fitness center equipped with TechnoGym exercise equipment used in five-star hotels also draw attention.
Additionally, the Kyobo Bookstore library within the complex curates carefully selected new releases and steady sellers through an agreement with Kyobo Bookstore.
Inside the units, German luxury kitchen furniture brands "Gmatic," "Leicht," and "Nobilia," which are installed in Hannam The Hill in Yongsan-gu, Seoul, and luxury apartments in Gangnam, will be applied. German home appliance brand "Miele" and Italian luxury hood brand "Falmec" will also be installed.
Meanwhile, Sangmu Central Ja-i will be built with 14 buildings ranging from three basement floors to a maximum of 30 floors above ground, totaling 903 units with exclusive areas of 84 to 247 square meters. The housing exhibition hall is scheduled to open at the end of May.
