Bando Construction is currently offering for sale the branded officetel "Sangbong Station Ubora First Live," which boasts a quadruple station area with access to Subway Line 7, Gyeongui-Jungang Line, Gyeongchun Line, and Gangneung Line KTX.


"Sangbong Station Ubora First Live" is a joint project developed by "KT&G" and constructed by the brand powerhouse "Bando Construction." Located in Sangbong-dong, Jungnang-gu, Seoul, it consists of 196 units across 7 basement floors and 18 above-ground floors, with exclusive areas ranging from 39 to 84 square meters. The complex also includes 89 branded commercial units called "Sangbong Station Four Square." The project follows a pre-construction sale method, with move-in scheduled for October this year.


The complex offers an exceptional contract condition of "2% interim payment," minimizing financial burdens amid high interest rates. The contract terms for "Sangbong Station Ubora First Live" require a 10% down payment and 2% interim payment, with 38% due upon move-in and the remaining 50% payable two years later, significantly reducing the payment burden at move-in. Contracts are being accepted on a first-come, first-served basis by unit and floor preference, allowing buyers to select their desired floor and orientation.


"Sangbong Station Ubora First Live" is located within a 2-minute walk from Sangbong Station, a quadruple station area served by Subway Line 7, Gyeongchun Line, Gyeongui-Jungang Line, and Gangneung Line KTX. It takes approximately 19 minutes to Gangnam-gu Office and about 23 minutes to Nonhyeon Station via Line 7, around 30 minutes to Yongsan via the Gyeongui-Jungang Line, and a minimum of 1 hour and 20 minutes to Gangneung using the Gangneung Line KTX.


The living infrastructure is abundant. Costco, Homeplus, E-Mart, Enter Six, CGV, and other shopping and cultural facilities are within a 2 to 5-minute walk, providing convenient residential life. Moreover, within a 1 km radius of the complex, there are 5 elementary schools, 3 middle schools, and 3 high schools, covering all levels of education, ensuring an excellent educational environment.


Additionally, there are many development benefits around the "Sangbong Station Ubora First Live" complex. Sangbong Station is scheduled to be part of the GTX-B line (construction expected to start in the first half of 2024). Furthermore, due to the designation of the Sangbong Redevelopment Promotion District, approximately 19,000 residents and 7,800 housing units are planned. The redevelopment of Sangbong Terminal, scheduled for completion in 2027, is expected to bring significant changes including apartment complexes, officetels, and retail facilities.


"Sangbong Station Ubora First Live" is the first branded product that Bando Construction is introducing in Sangbong-dong, featuring diverse officetel layouts with 1.5, 2, and 3-room options, showcasing Bando Construction's expertise.


The layout designs for each product also highlight Bando Construction's know-how. The small to medium-sized types feature a 3 to 4 Bay slab-type structure, highly preferred by customers, allowing natural light in every room. The small type is designed as a 2 Bay 1.5-room layout to maximize space utilization. A smart IoT system controlling appliances, lighting, and heating has been introduced to enhance convenience. Community facilities include a book caf?, guest rooms, and a rooftop garden.


"Sangbong Station Ubora First Live" is currently operating a model house, with move-in scheduled for October 2023.
