Travel to Gangnam in 30 Minutes... 'Signature Gwanggyo 2nd Phase' with Excellent Seoul Accessibility [’Signature Gwanggyo Phase 1 and 2’ Bird's-eye View]

Knowledge industry centers with excellent accessibility to Seoul are gaining attention. Although their rental fees are cheaper compared to Seoul offices, they offer convenience by allowing easy access to Seoul and sharing the living area with the city.


According to an analysis of data from the Korea Real Estate Board by real estate research firm Realtoday, the average rental fee for Seoul offices in the first quarter of this year was 227,000 KRW per ㎡, the highest level nationwide. Compared to the average office rental fee in Gyeonggi-do of 125,000 KRW, it is about 100,000 KRW more expensive per ㎡.


As rental fees are high, vacancy rates were also high. This year, the vacancy rate for Seoul offices was 6.5%, 1.3% higher than Gyeonggi-do’s 5.2%. In particular, major business districts in Seoul such as ▲Jongno (9.4) ▲Gangnam (9.6) ▲City Hall (11.8) also showed high vacancy rates, struggling to overcome difficulties.


Industry experts said, “Knowledge industry centers in the metropolitan area adjacent to Seoul with well-developed transportation conditions are preferred by demanders not only because of their affordable rental fees but also because they can enjoy abundant Seoul downtown infrastructure nearby.” They added, “Knowledge industry centers with excellent location conditions, high living convenience, and abundant hinterland demand have high future value and are attracting investors.”


Amid the strong performance of metropolitan area offices with excellent Seoul accessibility despite low rental fees, the knowledge industry center ‘Signature Gwanggyo Phase 2’ located in Gwanggyo New Town is drawing attention from demanders.


It is within walking distance of Sanghyeon Station on the Shinbundang Line, allowing travel to Gangnam in 30 minutes without transfers. Moreover, with the extension opening in May of the Shin Nonhyeon-Nonhyeon-Sinsa Station section, it has become possible to share the living area with central Seoul.


Additionally, the Shinbundang Line extension project to Homeseil is scheduled to begin construction next year, accelerating improvements in the transportation network. With proximity to Sanghyeon IC on the Yongin-Seoul Expressway, Dongsuwon IC on the Yeongdong Expressway, Singal JC on the Gyeongbu Expressway, and Poeun-daero (National Road 43), access to all metropolitan areas is also convenient.


The announcement of a national semiconductor industrial complex in Yongin, adjacent to Gwanggyo, also enhances the future value of ‘Signature Gwanggyo Phase 2.’ When a large-scale semiconductor complex is established in Yongin, it is expected to directly benefit from synergy effects with related companies including Samsung Electronics and to have a hinterland demand of 1.6 million employment inducements.


Specialized designs that increase satisfaction for companies and workers are also notable. Most units provide balconies, and some units offer 2 to 4-sided balconies and terrace spaces to maximize the area exposed to the outside. A Signature Garden allowing comfortable rest with natural lighting from basement level 2 was created, and the building was designed in a rectangular shape to maximize the natural environment of Maebongsan Mountain and Gasancheon Stream.


Meanwhile, ‘Signature Gwanggyo Phase 1,’ which was successfully sold earlier, is currently undergoing occupancy after the completion ceremony. After receiving usage approval on March 17, occupancy began on the 27th, and 40% of tenants have moved in so far.


The ‘Signature Gwanggyo Phase 2’ knowledge industry center will be built on an urban support facility site within the Gwanggyo residential development district, on a land area of 7,968.30㎡, with 4 basement floors to 10 above-ground floors and a total floor area of 32,191.80㎡.


The ‘Signature Gwanggyo Phase 2’ knowledge industry center is currently operating a promotional center.
