As the number of vehicle owners increases, interest in new apartments supplied near highway ICs is growing day by day.
While public transportation such as subways is very important when purchasing a home, road accessibility is also crucial. According to Statistics Korea, as of last year, the number of registered vehicles nationwide was approximately 25.5 million, indicating that one out of every two people in Korea owns a car. We have entered an era where life without a car is difficult, increasing the importance of highway ICs that provide convenient commuting by car.
Apartments near highway ICs allow quick access to highways, and metropolitan buses can travel without traffic congestion via bus-only lanes. Rapid development of highway ICs near new towns or housing districts aims to alleviate traffic congestion in those areas and enable residents to move conveniently.
For example, Pangyo New Town has Pangyo IC where the Gyeongbu Expressway and the Seoul Metropolitan Area 1st Ring Expressway intersect, and Byeollae District is adjacent to Byeollae IC on the Seoul Metropolitan Area 1st Ring Expressway and Nambyeollae IC on the Guri?Pocheon Expressway.
Apartments with excellent transportation convenience tend to have relatively higher prices. In particular, there is a significant price difference depending on proximity to highway ICs. According to KB Market Price as of March, in Gimpo City, the area around Gochon-eup, which has easy access to Seoul via Gochon IC, Gimpo IC, and Gaehwa IC, has an average apartment sale price of 588.77 million KRW. In contrast, the price in Pungmu-dong, which is slightly farther from the ICs, is 464.27 million KRW.
The same applies when looking at individual complexes. According to the Ministry of Land, Infrastructure and Transport’s Real Transaction Price Disclosure System, in Wonju City, Gangwon Province, ‘Musil Seyoung Richel 1st Phase’ (completed in 2014), which is close to Namwonju IC on the Jungang Expressway, had a 84㎡ unit (17th floor) sold for 369 million KRW in April. Meanwhile, ‘Bangok First Hill’ (completed in 2014), which is a bit farther from the IC, had a unit of the same size (12th floor) sold for 259 million KRW in the same month.
A real estate expert said, “For buyers planning to purchase a home, road transportation networks such as proximity to ICs should be carefully considered. Especially in regions where subways and other public transportation are relatively lacking, road traffic conditions like highway ICs are very important.”
Meanwhile, Dongmoon Construction is about to launch a sale near an IC, attracting attention. ‘Wonju Dongmoon The East’ will be developed with 11 buildings ranging from 2 basement floors to 15 floors above ground, totaling 873 households with exclusive areas of 80, 84, and 115㎡. The breakdown by exclusive area is △80㎡ 144 households △84㎡ 642 households △115㎡ 87 households.
This complex is conveniently located right next to Gwanseol IC on the Wonju Outer Ring Road (National Route 19). Additionally, the installation project for the Gwanseol Hi-Pass IC on the Jungang Expressway (scheduled for 2025) next to the complex is progressing rapidly, and once opened, it is expected to improve highway accessibility in the eastern Wonju area, including Bangok and Gwanseol-dong.
Moreover, through Wonju Station on the double-track Jungang Line Wonju?Jecheon railway, which opened in 2021, it takes about an hour to reach Seoul Cheongnyangni Station. The double-track Yeoju?Wonju railway (scheduled for 2027) will also open at Wonju Station.
In terms of location, it is close to both Wonju city center and Wonju Innovation City, placing it in a double living zone where residents can enjoy the living infrastructure of both areas. It is convenient to use various living infrastructures located in Wonju city center such as Hanaro Mart, Homeplus, Wonju Premium Outlets, and Wonju Medical Center. Educational facilities including Gwanseol Elementary, Dangun Elementary and Middle Schools, and Yeongseo High School are also nearby. Additionally, the Wonjucheon walking trail is right in front of the complex, and parks such as Budeulmani Park, Sambo Park, and Dumul Waterfront Park in Wonju Innovation City are close by, providing a pleasant residential environment.
‘Wonju Dongmoon The East’ features a south-facing layout favorable for sunlight and ventilation, a 4BAY slab-type design (except for some units), and increased space utilization with pantries and dressing rooms.
