As the nationwide housing market undergoes intensified sorting between the good and the bad, a clear polarization is emerging among complexes in Gunsan, Jeonbuk. While Diocean City, the representative residential hub of Gunsan, maintains high housing prices despite the market contraction, the ‘e-Pyeonhan Sesang Gunsan Diocean Luce’ currently being sold there is smoothly securing contracts, drawing significant attention from buyers.
Gunsan with abundant apartment supply sees deepening polarization between ‘Diocean City’ and other areas
According to data from Real Estate R114, last year Gunsan had a total of 3,824 households move in (excluding rental units), surpassing Jeonju and Iksan to become the area with the highest supply in Jeonbuk. This accounts for about 43.7% of the total Jeonbuk move-in volume (8,751 households) during the same period, nearly half of the total supply.
New sales also poured in. Last year, the total number of newly sold units in Gunsan was 3,824 households (excluding rental units), again the highest in Jeonbuk during the same period. For this year, as of the 15th, a total of 1,932 households are scheduled for sale.
With such a large supply of apartments, buyer preferences are divided even within the same region depending on location. One example is the Diocean City area in Jochon-dong, Gunsan. All blocks here were supplied as branded complexes by top 10 construction companies, and with the inclusion of Lotte Mall Gunsan, the largest shopping facility in Jeonbuk, along with various educational and cultural facilities, it has established itself as the representative residential town of Gunsan.
In fact, since the first complex moved in, Diocean City has recorded the highest housing prices in Gunsan. According to Real Estate R114 data, in Jochon-dong, Gunsan, the average apartment sale price per 3.3㎡ was 9.96 million KRW in October 2020 when statistics began, significantly exceeding the Gunsan city average of 5 million KRW. Currently (April 2022), the gap has widened further, with Jochon-dong at 13.56 million KRW per 3.3㎡, more than double the Gunsan city average of 6.3 million KRW.
Prices by complex are also recovering rapidly. According to the Ministry of Land, Infrastructure and Transport’s actual transaction data, the ‘e-Pyeonhan Sesang Diocean City Phase 2 (moved in April 2020)’ with a net area of 84㎡ was traded at 400 million KRW in March this year, up about 50 million KRW from 350 million KRW in December last year. In contrast, the ‘Mijang Daewon Cantavil (moved in June 2018)’ in nearby Mijang-dong with the same area was traded at 300 million KRW in March this year, down from 330 million KRW in December last year.
The new sales market shows a similar trend. ‘e-Pyeonhan Sesang Gunsan Diocean Luce’ by DL E&C, currently selling near Diocean City, is steadily securing contracts despite the market contraction. This complex is expected to form a branded town of about 2,000 households together with the ‘e-Pyeonhan Sesang Diocean City Phase 1 (854 households)’ and ‘e-Pyeonhan Sesang Diocean City Phase 2 (423 households)’ branded complexes.
“20 million KRW until move-in” Practical financial benefits ease buyer burden
e-Pyeonhan Sesang Gunsan Diocean Luce is being supplied at the most competitive price among new complexes in the area. In particular, it offers a full interest-free benefit on 60% of the interim payment, so even if interest rates rise later, buyers are not affected by interest burdens. Recently, many buyers face heavy burdens due to high interest rates when executing interim payment loans, but e-Pyeonhan Sesang Gunsan Diocean Luce is the only new complex in Gunsan offering a full interest-free condition on 60% of the interim payment, attracting strong interest from actual buyers.
Additionally, the contract payment can be made in three installments: 5 million KRW for the first, 15 million KRW for the second, and the remaining balance for the third. Especially, the third payment is supported with interest assistance, so buyers can secure their home with a total of 20 million KRW until move-in without worrying about additional financial burdens.
Considering these financial benefits, the effective perceived sale price of the complex is supplied at a price up to about 30 million KRW lower (based on 84㎡ A-type, including sale price + balcony expansion fee + contract support fund) compared to other complexes currently selling nearby. As such, e-Pyeonhan Sesang Gunsan Diocean Luce, which is attracting attention with the most advanced sales benefits in the region, is said to continue drawing buyers eager to seize this limited-time opportunity.
Meanwhile, e-Pyeonhan Sesang Gunsan Diocean Luce consists of 8 buildings from basement level 2 to ground level 29, with net areas ranging from 84 to 155㎡, totaling 800 households. A housing exhibition hall is currently operating, and move-in is scheduled for July 2025.
