The Deok-eun District in Goyang City, Gyeonggi Province, is emerging as a leading business district in South Korea. With the full-scale occupancy of large-scale knowledge industry centers and the acceleration of various development projects, its status is rising.
Deok-eun District is located at the center of the knowledge industry belt extending to the northwest metropolitan area. The district is particularly notable for its proximity to major urban centers in Seoul such as Sangam DMC, Mapo District, and Yeouido. Although administratively part of Goyang City in Gyeonggi Province, it effectively offers location advantages comparable to Seoul.
Large-scale developments are further enhancing its completeness as a premier business district in the country. The ‘Media Valley Complex Town,’ linked with Sangam DMC, is a representative example. Once development is completed, it is expected to become the largest media industry hub in South Korea, together with Janghang Video Content Valley, which is being developed as an advanced cultural content industrial complex in Sangam DMC.
Recently, the move-in of large-scale knowledge industry centers has begun, raising expectations even higher. This marks the official start of the process to become a leading business district attracting advanced companies. According to Goyang City and others, the number of workers is estimated to exceed 60,000 upon completion of the development and office facilities in Deok-eun District.
‘IS Valley,’ a large-scale advanced business town comparable to ‘G Valley,’ at the core knowledge industry center
Amid this, the large-scale business town ‘IS Valley’ being developed in Deok-eun District is attracting attention.
‘IS Valley’ is a complex town developed by IS Dongseo in Goyang Deok-eun District, harmoniously combining office, residential, and commercial spaces. Its greatest advantages are the geographical benefits of being close to Sangam DMC, Yeouido, and Magok District, as well as offering views of the Han River. Currently, large-scale knowledge industry centers, residential officetels, and commercial facilities are actively being developed within ‘IS Valley.’
Upon completion, ‘IS Valley’ is expected to become a business hub comparable to ‘G Valley’ located in Geumcheon-gu, Seoul. ‘G Valley’ is a cluster of information technology and knowledge-based industries housing numerous related companies. ‘IS Valley’ is also evaluated to have well-rounded conditions suitable for broadcasting, video, information and communication industries, knowledge-based industries, and venture companies, centered around the nearby ‘Media Valley Complex Town.’
A recent highlight is the ‘Deok-eun DMC IS Biz Tower Hangang,’ located in blocks 6 and 7 at the core of Deok-eun District within ‘IS Valley.’ With 4 basement floors and up to 21 floors above ground, consisting of two buildings and a total floor area of 158,613㎡, it is expected to become the representative knowledge industry center of Deok-eun District.
‘Deok-eun DMC IS Biz Tower Hangang’ is filled with differentiated features rarely seen in other office facilities.
