Wonbin and Inayeong Earned 15 Billion Won from Building Purchase in 5 Years

Apgujeong Rodeo Station and 300m on Foot
Half Share Split for Tax Savings... Asking Price 30 Billion Won

Actors Won Bin and Lee Na-young's Cheongdam-dong building, purchased in 2018, is estimated to be worth 30 billion KRW.


According to the real estate industry, Won Bin and Lee Na-young bought a building in February 2018 located 300 meters on foot from Apgujeong Rodeo Station on the Bundang Line subway in Cheongdam-dong, Gangnam-gu, Seoul, for 14.5 billion KRW.


The building has 2 basement floors and 5 above-ground floors, with a land area of 715.1㎡ (approximately 216 pyeong) and a total floor area of 2,456.19㎡ (approximately 743 pyeong).

The purchase price was 14.5 billion KRW, which amounts to about 67.03 million KRW per 3.3㎡ of land area. Considering that a building 58 meters away was traded in December of the same year at 98.01 million KRW per 3.3㎡ of land area and 133.08 million KRW per 3.3㎡ of total floor area, it is evaluated as a very cheap purchase.


The maximum claim amount on the registration certificate is 12 billion KRW. Considering that the maximum claim amount is usually set at about 120% of the loan, the actual investment is estimated to be 4.5 billion KRW, and the loan amount is estimated to be 10 billion KRW.


The building is currently known to be worth more than 30 billion KRW. A capital gain of at least 15 billion KRW compared to the purchase price five years ago is expected.


Won Bin and Lee Na-young each hold exactly half of the building's shares, with each person's share worth 7.2 billion KRW, which is below 8 billion KRW, allowing them to save on comprehensive real estate tax. It is also expected that they will be able to reduce capital gains tax when realizing future capital gains.


The building houses a restaurant that has received 2 stars from the Michelin Guide.


The couple, Won Bin and Lee Na-young, got married in 2015 and had a son in December of the same year. Won Bin has been on a 13-year hiatus since the 2010 film "The Man from Nowhere."


Lee Na-young returned to acting in 2018 with the film "Beautiful Days," three years after her marriage, and appeared in the 2019 tvN drama "Romance Is a Bonus Book." She is set to release the new Wave series "Park Ha-kyung's Travelogue" on the 24th of next month.
