Dongtan 2 New Town's Premier School District Complex 'Dongtan Parkrix 2nd Phase' Attracts Attention from 3,040 Household Buyers

Dongtan 2 New Town's Premier School District Complex 'Dongtan Parkrix 2nd Phase' Attracts Attention from 3,040 Household Buyers

Despite the sluggish real estate market, complexes located near elementary, middle, and high schools, known as ‘Haksegwon’ areas, continue to show strong performance. This is attributed to the fact that in recent years, the 30-40 age group with children has become the main force in the real estate market, creating a solid demand base for complexes with safe commuting conditions.


According to data from the Korea Real Estate Board, over the past year (March 2022 to February 2023), the total number of apartment sales transactions nationwide was 297,062. Among these, transactions by people in their 30s and 40s accounted for about 47.12% (139,986 transactions), with 67,994 transactions by those in their 30s and 71,992 by those in their 40s. This means that one out of every two apartment buyers belongs to the 30-40 age group.


Additionally, the proportion of dual-income households among the younger generation is rapidly increasing. According to social trend data released by Statistics Korea, in 2021, dual-income households accounted for 46.3% of all married households in the country, with the highest proportions in the 40-49 age group (55.1%) and the 30-39 age group (53.3%). Among households where the head is aged 30-39, the share of dual-income households rose from 41.4% in 2011 to 53.3% in 2021, an increase of 11.9 percentage points, showing a higher growth rate compared to other age groups.


Given this situation, newly built complexes located in Haksegwon areas maintain high market prices even in a downturn. According to actual transaction data from the Ministry of Land, Infrastructure and Transport, an 84㎡ unit in ‘Sibeom Bando Yubora Ivy Park 4.0’ (occupied since January 2018) in Dongtan 2 New City, Hwaseong-si, Gyeonggi-do, was traded for 940 million KRW in April this year. This is similar to the price range of 800 to 900 million KRW for the same size unit in the first quarter of last year (January to March), before the real estate market began to decline significantly. This complex is within walking distance of Dongtan Jungang Elementary School, Dongtan Middle School, and Dongtan Jungang High School.


Meanwhile, the residential environment surrounding educational facilities is also considered a factor boosting the popularity of Haksegwon complexes. According to Article 3 of the Enforcement Decree of the School Health Act (School Environment Sanitation Purification Zone), harmful facilities such as waste disposal sites, lodging businesses, and entertainment establishments that could disrupt public morals cannot be established within 200 meters in a straight line from schools.


Amid this, a new apartment complex with a Haksegwon location in Dongtan 2 New City, Hwaseong-si, Gyeonggi-do, is attracting attention. Hyundai Engineering & Construction, Gyeryong Construction Industry, Dongbu Construction, and Daebo Construction will conduct official contracts for the second phase of ‘Dongtan Parkrix,’ located in the new residential culture town of Dongtan 2 New City, over three days from May 2 (Tuesday) to May 4 (Thursday).


Dongtan Parkrix consists of a total of four blocks, with buildings ranging from two basement floors to 20 above-ground floors, 44 apartment buildings, and units ranging from 74 to 110㎡ in exclusive area, totaling 2,063 households. Following the rapid sell-out of the first phase’s 1,403 units, 660 units in Block A55 are now being offered in the second phase.


In the recent first and second priority subscription rounds, 3,403 applications were received for 438 units (excluding special supply), achieving an average competition ratio of 7.77 to 1, filling all available units across all housing types. The highest competition ratio was recorded for the 110㎡ C-type unit, with an astonishing 241 to 1 ratio.


The complex is planned with elementary, middle, and high school sites to the south, allowing safe walking commutes. Additionally, it is surrounded by greenery such as Sangnok Golf Club and Giheung Country Club, and is close to Sinri Stream and Wangbaesan 3rd Park, which cross the district, providing a pleasant residential environment.


Furthermore, the community within the complex includes specialized facilities where families can spend time together, such as a small library, daycare center, and Moms Station. Block A51-1 features a sky lounge; Block A51-2 offers trampolines and climbing walls; Block A52 includes a community care center, kids’ playground, and family lounge; and Block A55 houses a workshop, music library, and art experience room.


Dongtan Parkrix Phase 2 is priced relatively reasonably compared to surrounding market prices due to the application of the price ceiling system, and offers a fixed first installment of 10 million KRW. The model house is currently open, and move-in is scheduled for July 2025.
