Yongin City in Gyeonggi Province has designated and announced the 7.1 million㎡ (2.15 million pyeong) site in Idong and Namsa-eup, Cheoin-gu, where Samsung Electronics' 300 trillion won investment will take place, as a development activity permit restricted area for three years starting from April 13 this year.


Yongin City stated that, in order to prevent indiscriminate development, natural landscape damage, and real estate speculation in advance at the project site and to ensure that the Yongin Advanced System Semiconductor Cluster National Industrial Complex is developed as planned, it designated 5.21 million㎡ in Deokseong, Songjeon, Simi, and Hwasan-ri in Idong-eup, Cheoin-gu, and 1.89 million㎡ in Wanjang and Chang-ri in Namsa-eup, Cheoin-gu as development activity permit restricted areas on the 13th.


Accordingly, for the next three years, new construction, extension or remodeling of buildings, and land shape changes (except for cultivation) within these areas will be restricted.


However, emergency measures for disaster recovery or disaster response, installation of structures directly used for the production of agricultural, forestry, and fishery products such as vinyl greenhouses, sericulture farms, and chili drying facilities, and land shape changes for farming purposes that do not require land category changes are allowed.


To this end, the city conducted a public inspection and announcement for the designation of the development activity permit restricted area from March 17 to April 6.

A city official explained, "This measure is to prevent indiscriminate development and overheating of real estate speculation in the target area and to facilitate the smooth establishment of the national advanced industrial complex."


Earlier, on March 17, the Ministry of Land, Infrastructure and Transport designated the entire area of Idong and Namsa-eup, Cheoin-gu, covering 129.48㎢, as a land transaction permission zone.


When designated as a land transaction permission zone, contracts for land transactions exceeding a certain area require approval from the mayor or district head.
