‘Dongtan Parkrix’ Phase 2 with Major Upcoming Transportation Benefits, 1st Priority Today

The housing market in Dongtan 2 New City, where large-scale infrastructure development is in full swing, continues to heat up. In particular, strong transportation benefits such as the Metropolitan Express Railway (GTX) and the Dongtan Urban Railway Tram, which will significantly improve accessibility to Seoul, are accelerating, generating high expectations for new complexes expected to directly benefit.


First, the GTX-A line can be cited as a representative example. The GTX-A line from Suseo to Dongtan is scheduled to stop at the existing SRT Dongtan Station, allowing travel to Seoul’s Samseong Station in about 19 minutes once the entire section (Dongtan~Samseong~Unjeong) opens. The Suseo~Dongtan section is expected to be completed in 2023, and the Paju~Suseo section in 2024. Once the line opens, accessibility to Seoul is expected to improve dramatically.


Next, the Dongtan Urban Railway Tram, scheduled to open in 2027, is expected to further strengthen the internal transportation network. According to Gyeonggi Province data, the Dongtan Urban Railway project involves introducing trams on two sections: Suwon Mangpo Station~Dongtan Station~Osan Station and Byeongjeom Station~Dongtan Station~Vehicle Depot. It will connect with major railway transfer stations such as Mangpo Station on the Bundang Line, Osan Station on Line 1, and Byeongjeom Station.


Meanwhile, ‘Dongtan Parkrix’ Phase 2, developed by Hyundai Construction, Gyeryong Construction Industry, Dongbu Construction, and Daebo Construction, is accepting first-priority subscription applications today (the 11th). Located in the New Residential Culture Town of Dongtan 2 New City, this complex consists of a total of 4 blocks, with buildings ranging from 2 basement floors to 20 above-ground floors, 44 apartment buildings, and units sized from 74 to 110 square meters, totaling 2,063 households. Among these, 660 units in Block A55 are being offered in the second phase.


Dongtan Parkrix is located within a 5 km radius of SRT Dongtan Station. Using this line, it takes about 17 minutes to reach SRT Suseo Station, providing excellent accessibility to Seoul. When the GTX-A line, scheduled to stop at SRT Dongtan Station, opens as planned in 2024, accessibility to Gangnam, Seoul will improve even further. Additionally, via Shinri IC and Dongtan IC, residents can access the Gyeongbu Expressway and the Second Ring Expressway of the Seoul Metropolitan Area, allowing convenient travel to other regions by car.


It is also a prime beneficiary complex of the large-scale development project, the ‘Semiconductor Mega Cluster.’ According to the national advanced industry promotion strategy and the national advanced industry belt development plan announced by the government on March 15, the Namsa-eup area of Yongin City is planned to host the world’s largest ‘Semiconductor Mega Cluster.’ Samsung Electronics will invest 300 trillion won to build five advanced semiconductor manufacturing plants by 2042, and about 150 domestic and international materials, parts, and equipment companies are expected to move in.


In this context, the Namsa-eup area, the project site, has been designated as a land transaction permission zone until March 19, 2026. As a result, the New Residential Culture Town in Dongtan 2 New City, which borders Namsa-eup, is considered the biggest beneficiary area. The New Residential Culture Town is the last remaining residential district among the seven special planning zones in Dongtan 2 New City, and according to the district unit plan by Gyeonggi Housing and Urban Corporation, a residential town of about 14,353 households is planned. Among them, Dongtan Parkrix will be developed as the largest complex within the district.


The subscription schedule for Dongtan Parkrix Phase 2 is as follows: first priority on the 11th (Tuesday), second priority on the 12th (Wednesday). Winners will be announced on the 19th (Wednesday), document submission will take place from the 21st (Friday) to the 24th (Monday), and official contracts will be signed over three days from May 2nd (Tuesday) to May 4th (Thursday).


Dongtan 2 New City, where the complex is located, is subject to the price ceiling system, so the sale price is set relatively reasonably compared to surrounding market prices, and a fixed first installment of 10 million won is offered.


Dongtan Parkrix Phase 2 is currently operating a model house, and move-in is scheduled for July 2025.
