Construction Begins on Cheonho 3 District in Gangdong-gu... Creating a Premium Residential Complex

After Review by Seoul City Excavation Expert Committee, Construction Begins 10 Years After Designation; Premium Residential Complex Reborn

Cheonho Area Expected to Regain Its Former Glory as an Urban Center and Become a Landmark of Gangdong

Gangdong-gu (District Mayor Lee Soo-hee) announced on the 10th that Cheonho 3 District in the Cheonho Redevelopment Promotion Zone has begun construction 10 years after its designation, transforming into a high-end apartment residential complex with up to 25 floors.

Cheonho 3 District is located in Cheonho-dong 423-76, between Subway Line 5 and Amsa Station. After passing the final hurdle for construction, the Seoul City Excavation Expert Committee review, full-scale construction began on the 31st of last month.

In this area, a new complex of 8 buildings with 535 apartment units will be constructed, featuring 3 underground floors and up to 25 floors above ground. The unit layouts have been improved to match the latest trends, with upgrades to the apartment exteriors and landscaping. The design incorporates solar power generation facilities, geothermal systems, fuel cells aligned with renewable energy guidelines, and expanded electric vehicle charging facilities, all tailored for the upcoming eco-friendly era.

Additionally, to prevent industrial accidents in advance in accordance with the Industrial Safety and Health Act, a new excavation process reflecting ground survey results has been reinforced on top of the existing basic design construction methods. Temporary earth retaining structures have also been supplemented in the construction plan, and all safety-related matters have been rechecked to ensure that no serious accidents occur at the construction site, prioritizing safety and health.

The groundbreaking of Cheonho 3 District signifies the completion of the Cheonho Redevelopment Promotion Zone following Cheonho 1 and 2 Districts. After the project’s completion, including Cheonho 1 and 2 Districts, the area will transform into a large-scale residential complex with approximately 2,000 households. Adjacent to Cheonho Station, a transportation hub served by both Line 5 and Line 8, it will be reborn as a central area for residential and cultural life.

In particular, infrastructure such as roads and small parks will be installed aiming to improve the urban environment. A swimming pool reflecting local residents’ opinions will be built underground in the small park, expected to contribute to resolving imbalances in sports facilities.

Lee Soo-hee, Mayor of Gangdong-gu, said, “With the groundbreaking of Cheonho 3 District, the Cheonho area will regain its former glory as an urban center and establish itself as a landmark of Gangdong. We will strive for balanced regional development through the rapid promotion of reconstruction and redevelopment projects in the Cheonho and Seongnae areas.”

Especially, at the end of the briefing, a Q&A session was held to resolve residents’ questions and facilitate communication, receiving great responses from the residents.

Dobong-gu ranks fifth among Seoul’s 25 autonomous districts with 35 complexes and about 30,000 households that have passed or are approaching the 30-year reconstruction eligibility period. Reconstruction projects are underway in a total of 15 complexes, ranging from those undergoing preliminary safety inspections to those that have passed.

Additionally, redevelopment projects are actively progressing, from the June groundbreaking of Dobong 2nd Housing Redevelopment to the selection of two sites in Seoul’s Rapid Integrated Planning Redevelopment Contest.

Moreover, small-scale housing maintenance projects related to Seoul’s Moa Town contest activation and urban complex projects related to the government’s housing supply plan are underway in a total of 60 areas across the district.

Mayor Oh Eon-seok said, “Seeing so many people attend this briefing session, I once again felt the interest and passion for reconstruction and redevelopment in Dobong-gu. We will continue to communicate with residents and take steps toward successful reconstruction and redevelopment to create the changed future that residents hope and expect.”

Gwangjin-gu Supports Installation of ‘Flood Prevention Facilities’ for Underground Houses and Small-scale Shops

Supports ‘Water Blocking Panels’ to Block Rainwater Inflow and ‘Backflow Prevention Facilities’ to Prevent Sewer Backflow

Full Support for Houses, Up to 1 Million KRW per Business for Small-scale Shops

Support Expanded This Year to Include Small-scale Shops, Total of 450 Households to Be Supported

Gwangjin-gu (District Mayor Kim Kyung-ho) is supporting the installation of ‘flood prevention facilities’ for underground and semi-underground houses and small-scale shops to prevent flood damage during the summer season.

Recently, with frequent occurrences of guerrilla heavy rain and typhoons due to abnormal climate in Seoul, concerns about flood damage to houses and shops in low-lying areas have deepened.

Accordingly, the district is investing a total of 600 million KRW, including 300 million KRW from district funds and 300 million KRW from city funds, to proactively prevent flood damage by supporting the installation of flood prevention facilities such as ‘water blocking panels’ and ‘backflow prevention facilities’.

‘Water blocking panels,’ which block rainwater from entering, are mainly installed at building entrances or windows, while ‘backflow prevention facilities,’ which prevent public sewer backflow into drainage facilities of low-lying houses, are installed in sinks and bathrooms. Both flood prevention facilities are simple to install but have significant flood prevention effects.

The support targets low-lying underground and semi-underground houses and small-scale shops. The district plans to support a total of 450 households with 1,200 meters of ‘water blocking panels’ and 800 ‘backflow prevention facilities.’

Notably, this year small-scale shops are included in the support targets, expanding support compared to last year. However, shops operating in restricted industries such as entertainment, gambling, leisure, or speculation are excluded. Also, if tenants of houses or shops apply for support, the consent of the building owner is required.

Installation costs are fully supported for underground and semi-underground houses, and up to 1 million KRW per business for small-scale shops. Since up to five business sites per shop can be supported, small-scale shops can receive up to 5 million KRW in total support.

Residents wishing to apply can inquire at their local community service center or the Flood Control Division of Gwangjin-gu Office. The responsible official will visit the site to determine the necessity and quantity of installation and proceed with construction if criteria are met.

Kim Kyung-ho, Mayor of Gwangjin-gu, said, “In addition to supporting the installation of flood prevention facilities, Gwangjin-gu is working hard to prevent flood damage through resident-focused public official care services, removal of illegal rainwater covers, and drainage condition inspections. We will continue to strive to minimize damage during the upcoming summer season.”

Last year, the district supported 302 households by installing 1,147 meters of water blocking panels and 530 backflow prevention facilities, striving to minimize monsoon season damage for residents in flood-prone areas.

Guro-gu Accelerates ‘Green New Deal Undergrounding Project’

Three Sites Selected: Shinmirim Elementary School, Sindorim Middle School, and Digital-ro 34-gil Area

Signed Business Agreement with Korea Electric Power Corporation Guro Geumcheon Branch on the 7th

Guro-gu (District Mayor Moon Heon-il) is accelerating the ‘Green New Deal Undergrounding Project.’

Guro-gu announced on the 10th, “To establish pleasant and safe infrastructure, we are promoting the undergrounding of overhead wires, one of the pledges of the 8th local government term. To concretize the project and ensure smooth implementation, we recently signed a business agreement with related organizations.”

The undergrounding project involves burying various overhead lines such as electricity and communication cables underground and removing utility poles.

Last year, considering school safety and floating population, the district applied for the ‘2023 Green New Deal Undergrounding Project’ announced by the Ministry of Trade, Industry and Energy. As a result, three locations within the district were selected as project sections in January this year.

The project sections are three locations: around school commuting routes including ▲Shinmirim Elementary School area from Gurojungang-ro to Gyeongin-ro 59-gil (400m), ▲Sindorim Middle School area from Gyeongin-ro 61-gil to Sindorim-ro 19-gil (265m), and the old industrial complex area ▲Digital-ro 34-gil from Digital-ro 32-gil to Digital-ro (300m).

To ensure smooth project progress, on the 7th, Guro-gu Office hosted a business agreement signing ceremony attended by Mayor Moon Heon-il and Korea Electric Power Corporation Guro Geumcheon Branch Manager Seolsang-moon.

According to the agreement, aiming for completion in the first half of next year, a total project cost of approximately 9.1 billion KRW will be invested, with 50% from national, city, and district funds and 50% from Korea Electric Power Corporation and telecommunications companies, accelerating project implementation.

Last year, Guro-gu, selected for the Green New Deal Undergrounding Project, plans to remove 31 utility poles and communication poles along a 580m section from Gosan Elementary School to Gocheok Alley Market and underground the overhead lines this month.

A Guro-gu official said, “The undergrounding project will create a safe walking environment and improve urban aesthetics. We will minimize inconvenience to residents around the construction site and proceed with the work smoothly.”
