Nano Semiconductor National Industrial Complex Beneficiary Area 'Daejeon' Seonhwa-dong's 'Hillstate Seonhwa The Wise'

Recently, Daejeon City was finally selected as a candidate site for the 'Nano·Semiconductor National Industrial Complex,' drawing attention to the nearby real estate market.


On the 15th, the government designated a 5.3 million㎡ (1.6 million pyeong) area in Gyocheon-dong, Yuseong-gu, Daejeon as the 'Daejeon Nano·Semiconductor Industrial Complex' national industrial complex. The 'Daejeon Nano·Semiconductor Industrial Complex' plans to attract related industries such as nano·semiconductor industries and new growth industries including aerospace and Urban Air Mobility (UAM), creating a high value-added advanced industrial cluster.


The project period is from this year until 2030, with a total project cost of 3.4585 trillion KRW. The project implementer will be selected in the second half of this year, and from next year, procedures such as preliminary feasibility studies and lifting of development restrictions will proceed. In particular, the city expects economic ripple effects including a production inducement effect of 6.2 trillion KRW and employment creation of 35,000 jobs through the development of the nano·semiconductor national industrial complex.


Due to this national industrial complex development news, demand is focusing on the residential complexes in the surrounding areas that can benefit from it.


In Seonhwa-dong, Jung-gu, Daejeon Metropolitan City, Hyundai Construction is currently selling the super high-rise residential-commercial complex apartment 'Hillstate Seonhwa The Wise.'


The complex is located in the very center of Seonhwa-dong and is expected to fully benefit from the development.


Hillstate Seonhwa The Wise is being built as a station-area complex within walking distance of Jungangno Station on Daejeon Subway Line 1. Using Line 1 at Jungangno Station, it takes about 5 minutes to reach Daejeon Station (subway, KTX·SRT Gyeongbu Line) just one stop away. A new station, Jungchon Station, on the Chungcheong Regional Metropolitan Railroad is planned near the project site, and once the second phase of the Chungcheong Regional Metropolitan Railroad (planned) is confirmed, it will connect Sintanjin to Cheongju Airport, further enhancing transportation convenience.


The complex is adjacent to the Seonhwa District, designated as the Daejeon Urban Convergence Special Zone project area, and the Daejeon Station area, making it a high future value complex. It will be developed as a high-density innovative space with excellent mixed infrastructure combining industry, residence, culture, and transportation to attract companies and talent, thus directly benefiting from regional revitalization.


It also boasts an excellent educational environment and convenience facilities. Nearby are prestigious school districts including Seonhwa Elementary School, Chungnam Girls' Middle and High Schools, Daeseong Middle and High Schools, and Bomun Middle and High Schools, and the Dunsan-dong academy district is easily accessible. The complex has signed a business agreement with 'DOPDA,' a top-tier domestic VIP concierge service company, to provide high-quality face-to-face concierge services. These include a 'garbage disposal proxy service' (using general volume-based waste bags, including food waste), a 'kids care service' where English-speaking concierges converse with children in English, and more. Additionally, non-face-to-face reimbursed services are offered, recommending agencies for cleaning, car washing, laundry, organizing and storage, education, airport reception, and golf course reception. Hillstate Seonhwa The Wise plans to provide these concierge services for two years, after which residents can freely negotiate continuation.


As an education-specialized apartment, it offers various educational systems and programs. Notably, the entry of the famous academy brand 'Daechi Nuri Education,' staffed by instructors from the Daechi-dong academy district, has been confirmed.


Community facilities have also been established to enhance residents' diverse lifestyles and quality of life. A kids-specialized space called H-i-Sup (indoor children's playground) has been created to secure a safe play area for children, and shared dining spaces have been introduced where residents can have simple meals or conversations with family and acquaintances. The complex includes sports facilities such as an indoor golf practice range (GDR), screen golf room, and fitness center for residents' health, as well as daycare centers, child care centers, and libraries for children. Additionally, various community facilities such as residents' common facilities and senior centers are planned.


Nearby are Costco and Homeplus, and it is close to Daehung-dong Cultural Street and the Dunsan and Tanbang-dong commercial districts, enabling convenient living. It is also adjacent to the Dunsan district, the educational, living, and administrative center of Daejeon, making it easy to access major public facilities such as City Hall, the Office of Education, Police Agency, Prosecutor's Office, and Court, as well as various cultural and convenience facilities including Galleria Department Store, Lotte Department Store, and the Arts Center.


Hillstate Seonhwa The Wise will be developed with 5 buildings ranging from 5 basement floors to 49 above-ground floors, totaling 851 households with exclusive areas ranging from 84㎡ to 174㎡. All units are composed of medium to large-sized floor plans with high scarcity value.
