Increasing Brand Preference in the Housing Market... Growing Interest in 'ePyeonhansesang Bongseon Celestige' [‘e-Pyeonhansesang Bongseon Celestige’ perspective view]

Amid a mixed trend in the housing sales market, consumer interest in branded apartments is growing. Popular branded apartments continue to show high competition rates despite the economic downturn.


According to an analysis of data from the Korea Real Estate Board's subscription home, in the first quarter of this year (as of March 30), 38 sites nationwide supplied 14,984 units to the general public. The number of first-priority subscription accounts received for these complexes was 77,676, recording an average competition rate of 5.2 to 1. This is about one-third of the average subscription competition rate (14.2 to 1) during the same period last year.


While prospective subscribers have become more cautious in using their accounts, popular branded apartments continue to create subscription waves. For example, the recently supplied ‘Yeongdeungpo Xi Dignity’ in Seoul recorded an average first-priority competition rate of 198 to 1, and the ‘Changwon Lotte Castle Forest’ supplied in Changwon last January attracted 26,994 first-priority applications alone.


The preference for popular brands is also evident in the sales market. According to the Ministry of Land, Infrastructure and Transport's real transaction disclosure system, an 84㎡ unit in ‘Samsong I-Park 2nd Phase (occupied in 2015)’ located in Goyang, Gyeonggi Province, was sold this month for 820 million KRW (20th floor). In a similar location, an 84㎡ unit in ‘Samsong Star Class (occupied in 2015)’ was traded for 660 million KRW (20th floor) in February, showing a price difference of over 150 million KRW between the two complexes.


A real estate expert stated, “Due to concerns over funding shortages in the construction industry caused by the real estate market downturn and rising interest rates, demand for construction companies with stable credit ratings and construction capabilities is increasing.” He added, “Especially through multiple experiences, branded apartments are recognized as a safety device that eliminates market uncertainties, and this concentration phenomenon is expected to deepen.”


Meanwhile, DL Construction is attracting consumer attention with the branded apartment ‘e-Pyeonhansesang Bongseon Celestige’ supplied in Bongseon-dong, Nam-gu, Gwangju Metropolitan City (Jangmi District housing reconstruction area). ‘e-Pyeonhansesang Bongseon Celestige’ will be developed with 8 buildings ranging from 2 basement floors to 19 above-ground floors, with units ranging from 63 to 84㎡, totaling 542 households. Among these, 176 units will be offered to the general public.


This complex will be the first in Gwangju to apply the new residential platform C2 HOUSE, which comprehensively integrates e-Pyeonhansesang’s unique technology, products, design, and philosophy. C2 HOUSE is designed with a flexible structure that leaves only the minimum load-bearing walls, allowing customers to freely modify the layout according to their preferences.


Most units are arranged facing south (except for some units), providing excellent natural lighting, and offer a wider range of choices with slab-type 3-4 BAY and two-sided open tower-type structures. Ample storage spaces such as pantries, dressing rooms, and powder rooms are also advantages.


Additionally, to ensure a comfortable living environment, 1.3 parking spaces per household are secured, and the complex is designed as a park-type apartment with no cars on the ground level, allowing residents to enjoy abundant landscaping throughout the area.


Various community spaces are also planned, including an indoor playground, premium reading room, lounge caf?, fitness center, and golf practice range. For residents' health, facilities such as an on-site weather station and air curtains will be provided, along with various systems like smart air control within units, kitchen touch faucets, and temperature control systems.


The location of the complex is excellent. It is situated in Bongseon-dong, known as the number one education district in Gwangju. Bongseon-dong is densely packed with various academies and is referred to as the Daechi-dong of Gwangju. The complex offers convenient access to the Bongseon-dong academy district, and Jesuk Elementary School is within walking distance, ensuring safe commuting for children. Nearby middle schools include Juwol Middle, Bongseon Middle, Seogwang Middle, and Supia Girls' Middle School.


Meanwhile, the housing exhibition center was successfully opened on the 31st, and move-in is scheduled for October 2024.
