Release of Upgraded Version of 'Ansim Jeonse App' in May
Completion of Regulatory Area Reorganization Service Scheduled for First Half of the Year
Won Hee-ryong, Minister of Land, Infrastructure and Transport, announced that he plans to push for legislative proposal regarding the ‘1st Generation New Town Special Act’ either today or tomorrow.
On the 23rd, during the plenary session of the National Assembly’s Land, Infrastructure and Transport Committee, Minister Won responded to Kim Byung-wook, a member of the Democratic Party of Korea, who raised concerns about delays in the legislation of the 1st Generation New Town Special Act, saying, "I understand that it is scheduled to be proposed either today or tomorrow."
Previously, the government decided to designate sites larger than 1 million square meters that have passed more than 20 years since the completion of land development projects as ‘Aged Planned City Special Maintenance Zones,’ granting benefits such as exemption or relaxation of safety inspections, increased floor area ratio, and simplified approval procedures.
Minister Won recently visited Ilsan in Goyang, Gyeonggi Province, one of the 1st generation new towns, to conduct on-site inspections of the aged planned city and hold meetings with residents. This was to directly observe and listen to residents’ inconveniences such as aging infrastructure, parking difficulties, pipe corrosion, and noise between floors, in order to reflect these issues in the maintenance policies for aged planned cities.
Minister Won also revealed that he is considering imposing an obligation to verify false housing listings on real estate brokerage applications (apps) and portals.
In response to a question from Kim Sun-kyo, a member of the People Power Party, asking, “The President ordered strict crackdowns on fake advertisements and listings used as bait for housing and used cars. How is this progressing?” Minister Won said, “Special crackdowns are underway, so false listings have significantly decreased for now, but we are also considering imposing verification obligations on real estate apps and portals.”
Regarding the ‘Safe Jeonse App,’ which allows users to check rental housing prices and landlord information, Minister Won announced that an upgraded ‘Version 2.0’ will be released on May 1.
In response to a criticism from Maeng Sung-kyu, a member of the Democratic Party of Korea, that the Safe Jeonse App currently only targets villas and excludes officetels and housing outside the Seoul metropolitan area, Minister Won said, “We are discussing expanding the scope with the Korea Housing & Urban Guarantee Corporation (HUG) and others.”
Regarding the reorganization of real estate regulation areas currently classified as adjusted target areas, speculative overheating districts, and speculative districts, Lee Won-jae, 1st Vice Minister of the Ministry of Land, Infrastructure and Transport, replied, “We are reviewing the reorganization with a sense of urgency, and the results of the study will be available within the first half of the year.”
