Next month, 26,665 apartment units nationwide will begin occupancy. Attention is focused on whether the already weakening jeonse prices will fall further.

According to Real Estate R114 on the 20th, the April occupancy volume is below this year's monthly average occupancy volume of 29,742 units, but it is the largest volume for the same month since 2018 (29,841 units). However, in Seoul, except for 268 public rental units in Gangbuk-gu, there are no apartment occupancies, so the burden of volume is expected to be lighter compared to January to March.


The apartment occupancy volume by city/province is ▲Gyeonggi (11,253 units) ▲Daegu (3,498 units) ▲Busan (3,018 units) ▲Daejeon (1,747 units) ▲Gyeongbuk (1,717 units) in order. In particular, in the Gyeonggi area, the occupancy volumes are high in ▲Yangju (2,419 units) ▲Hwaseong (1,730 units) ▲Ansan (1,714 units) ▲Gwangju (1,108 units). Following over 2,000 units occupied in the first quarter (January to March), the large volume in Yangju and Hwaseong is likely to deepen the weakening of jeonse prices in the area.

In the provinces, following 4,085 units occupied in Daegu this month, 3,498 units will begin occupancy in April. This is the largest volume for the same month since the survey began in 2000, raising concerns not only about reverse jeonse difficulties but also about occupancy delays. On the other hand, Daejeon is expected to have relatively less supply burden as newly built apartments are scarce and this year's occupancy volume is the lowest among metropolitan cities.


Recently, some complexes have appeared where occupancy dates are delayed due to construction delays and construction cost conflicts by contractors. Hills State Pohang in Ocheon-eup, Pohang-si, Gyeongbuk (1,717 units), scheduled for occupancy in January according to the recruitment announcement, has been delayed by three months due to construction schedule delays. The occupancy of Castle Phoenix The First (85 units) in Donghong-dong, Seogwipo-si, Jeju, was also postponed by one month from March.


A Real Estate R114 official said, “Prospective occupants should continuously check the occupancy schedule and plan their moving and loans with the possibility of delays in mind.”
