Reconstruction Projects in Sindorim Area Gain Momentum... Woosung and Miseong Pass Safety Inspections

The 32-year-old Guro Useong Apartment in Guro-gu, Seoul, has finally passed the detailed safety inspection for reconstruction. Alongside this, the Sindorim Miseong Apartment, consisting of 824 households, also passed the safety inspection, marking a series of complexes overcoming the threshold of detailed safety inspections for reconstruction, which is giving momentum to project developments in the Sindorim area.


According to the maintenance industry on the 13th, Guro-gu notified the Guro Useong Apartment on the 8th of the decision to initiate a maintenance plan based on the results of the housing reconstruction safety inspection. The decision to initiate a maintenance plan is the final step before designating a maintenance zone. This means that the detailed safety inspection concluded that reconstruction is possible.


Guro Useong had received a D grade in the first safety inspection in April 2021, resulting in a "conditional reconstruction" judgment. Since then, with the government's easing of reconstruction regulations in January, the mandatory adequacy review stage was removed, making the adequacy review unnecessary.


Built in 1985, Guro Useong consists of 3 buildings with 344 households. The unit sizes range from 51 to 109㎡ (exclusive area), and it is located within 500 meters of Sindorim Station. Convenience facilities such as Hyundai Department Store D-Cube City and E-Mart Sindorim are also nearby. The floor area ratio is 178%. The maintenance industry considers a floor area ratio below 180% to indicate feasibility for reconstruction projects.

Other reconstruction complexes in the area are also gaining momentum. The nearby Sindorim Miseong Apartment was also notified on the 8th of the decision to initiate a maintenance plan based on the housing reconstruction safety inspection results, confirming its reconstruction. A Guro-gu official explained, "The initiation of a maintenance plan means the safety inspection review has been finally passed," adding, "Subsequent procedures such as designating the maintenance zone and establishing the association will proceed."


Built in 1989, Sindorim Miseong Apartment consists of 6 buildings with up to 13 floors above ground and 824 households. Although a remodeling project was pursued in 2008, it was halted due to the global financial crisis, and since then, having reached the 30-year reconstruction eligibility, the reconstruction project is now underway.


This complex also received a D grade in the first safety inspection in March 2021, resulting in a "conditional reconstruction" judgment. After undergoing the second detailed safety inspection, the adequacy review, it received final approval on the 8th.


Additionally, redevelopment projects are actively progressing in the Sindorim area. The Sindorim 293 Redevelopment Promotion Committee is preparing for project implementation approval next month. Sindorim 293 is a semi-industrial area of 196,648㎡ around Dorimcheon. Upon completion of redevelopment, apartments with up to 42 floors and 2,722 households will be built. Also, three knowledge industry centers with up to 18 floors above ground will be constructed together.
