Taeyoung Construction announced that it will supply a total of 16 commercial units within the Gwacheon Lesento Desiang complex, located in the S5BL public housing district of Gwacheon Knowledge Information Town, Gyeonggi-do, through a bidding process on Monday, March 13. Move-in for the complex began this April.
Gwacheon Lesento Desiang was constructed by a consortium of Daewoo Construction, Taeyoung Construction, and Kumho Construction. At the end of 2020, it attracted significant attention from buyers, closing subscriptions with a record-breaking average competition rate of 470.27 to 1.
The commercial units within the Gwacheon Lesento Desiang complex have a fixed demand from the 584 households residing in the complex, and with approximately 3,400 nearby households, it is expected to generate stable and consistent revenue.
Nearby, there are kindergartens and Gwacheon Galhyeon Elementary School, which can provide student demand. Being adjacent to a neighborhood park also suggests active use of the commercial spaces by park visitors. Additionally, the Knowledge Information Town houses knowledge-based industry sites and public offices, which are expected to generate significant foot traffic. Various businesses such as real estate agencies, coffee shops, bakeries, ice cream shops, chicken restaurants, and laundries can occupy the commercial units.
The Gwacheon Knowledge Information Town, where the commercial units are located, is emerging as a new central hub of Gwacheon, which is expected to increase the future value of the commercial properties. The town is being developed as a self-sufficient city equipped with residential, commercial, office, and educational facilities. Numerous companies will move into the knowledge-based industry sites within the district, creating a new cluster for the Fourth Industrial Revolution and revitalizing the local economy of Gwacheon. The Gwacheon Knowledge Information Town Station on Subway Line 4 is scheduled to open in 2025. Once development is complete, population growth is expected due to apartment move-ins and job creation.
Meanwhile, the commercial units within the complex will be supplied through a highest-bid competitive auction, with the minimum bid price (reserve price) for each unit disclosed. Detailed information, including the reserve prices for each unit, can be found in the recruitment announcement on the website.
Commercial units in nearby complexes, Gwacheon Prugio La Bien O (S4BL) and Gwacheon Prugio Bellarte (S6BL), recorded high bid success rates. The fact that these units are supplied at reasonable prices considering the recent real estate market is also noteworthy.
Bidding for the commercial units is open to individuals aged 19 or older and corporations. To participate, bidders must deposit a bid guarantee of 10 million KRW per unit before the bid application on March 13 (Monday). Bidding and bid opening will be conducted on the same day.
A sales official stated, “The commercial units within Gwacheon Lesento Desiang are expected to generate stable rental income due to fixed demand from residents and abundant surrounding demand. Additionally, they are supplied at reasonable prices compared to nearby commercial properties, and with the benefits expected from the development of Gwacheon Knowledge Information Town, there is strong interest from buyers.”
The recruitment announcement is scheduled for Thursday, March 9, with the public auction on Monday, March 13, and contracts to be signed on Tuesday, March 14.
