The redevelopment project of Imun 4 Redevelopment Promotion Zone in Dongdaemun-gu is gaining momentum.


Dongdaemun-gu (Mayor Lee Pil-hyung) announced that it approved the project implementation plan for the housing redevelopment maintenance project in the Imun-dong 86-1 area of the Imun 4 Redevelopment Promotion Zone on the 14th.


The Imun-dong 86-1 area is included in the Imun-Hwigyeong Redevelopment Promotion Zone. Although the establishment promotion committee for the association was approved in 2004, the project was delayed due to various issues and aging facilities, resulting in slow development progress. However, with the approval of the project implementation plan this time, the redevelopment project in Imun-dong 86-1 is expected to gain momentum, raising expectations for regional revitalization once again.


The project area covers 149,690㎡ in Imun-dong 86-1, where a large-scale residential complex is expected to be built, including 22 apartment buildings with 5 basement floors and 40 above-ground floors, totaling 3,628 households (928 rental units, 2,700 units for association members and general residents), as well as parks and newly constructed schools.


Going forward, the district office will support all aspects related to the redevelopment project and strive for smooth progress, focusing on transparent and trustworthy project management.


Lee Pil-hyung, Mayor of Dongdaemun-gu, stated, “We hope that the Imun-dong 86-1 area will be quickly developed into a premium residential complex where residents can live safely and happily.”

The Imun 4 District Housing Redevelopment Maintenance Project Association plans to complete the application process for association members’ housing allocation as soon as possible and proceed with the procedures to obtain approval for the management disposition plan.

Dobong-gu (Mayor Oh Eon-seok) has established and begun implementing the 'Dobong-gu Basic Plan for Redevelopment Project Promotion (2023-2026)' to communicate with residents and promote redevelopment and reconstruction projects in the area quickly and efficiently.


The district office set the vision of 'Improving Residential Environment and Urban Re-creation Together with Residents' and prepared three main strategies: ▲ activation of communication functions with residents ▲ establishment of redevelopment project support system ▲ support for residents’ swift project promotion.


First, as a strategy to activate communication functions with residents, the district operates the 'Our Neighborhood Redevelopment Project Resident Counseling Center' to provide customized consultations for each project site, enhancing residents’ understanding of redevelopment projects and minimizing errors and delays during the process by operating the 'Redevelopment Project Resident School.'


Additionally, regular 'Communication Meetings' with residents and project stakeholders are held to listen to and discuss difficulties and current issues within the district. In April this year, a 'Redevelopment Project Resident Briefing' will be held at Seoninbong Hall in Dobong-gu Office to provide residents with detailed information on project progress by neighborhood.


Second, as a strategy to establish a redevelopment project support system, the district operates a 'Dedicated Redevelopment Project Department' (reorganized on January 1, 2023) to secure expertise and support rapid project promotion. It also plans to build a 'Redevelopment Project System' on the Dobong-gu Office website, easily accessible to residents, providing real-time information. Furthermore, to mediate conflicts and disputes among residents that are difficult to resolve at the counseling center, a 'Rapid Support Team for Redevelopment Projects' composed of experts in various fields will be established.


Third, as a strategy to support swift project promotion, for complexes with reconstruction safety diagnosis results classified as 'conditional reconstruction,' an 'Advisory Committee for Safety Diagnosis Appropriateness Review' composed of external experts will be operated to expedite procedures. The district will actively promote the 'Public Support Association Direct Establishment System,' which allows skipping the promotion committee process after redevelopment zone designation, to shorten project duration. It will also support the rapid promotion of the local Moa Town project in connection with Seoul’s Moa Housing 2.0 project plan. Moreover, if redevelopment projects are delayed due to unreasonable regulations, the district plans to actively propose improvements to higher authorities to ensure smooth project progress.


Oh Eon-seok, Mayor of Dobong-gu, explained the background of establishing this basic plan by saying, “Since 2021, Seoul’s public contest projects have diversified, and the reconstruction safety diagnosis standards were relaxed last January. Timely redevelopment activation policies and steadfast policy directions are necessary.” He added, “Based on this basic plan, we will communicate with residents and spare no effort in providing all possible support at the district level to ensure all projects are promoted swiftly and successfully.”
