The global interest rate hikes have led to a real estate market downturn, causing increasingly severe crises for construction companies and developers. With a surge in disputes in the real estate market due to mass unsold inventory, construction halts, and loan recoveries, various legal issues are arising.

The Real Estate Market Crisis Response Team at Dongin Law Firm provides legal services related to disputes among parties concerning construction stoppages, loan recoveries, and unsold inventory risks across all areas including real estate development, sales, real estate finance (bridge loans, project financing), and construction.

The Crisis Response Team has strengths in resolving various issues that may arise in the real estate market, such as problems stemming from mid-payment defaults and payment suspensions due to mass unsold inventory, handling of non-performing assets, and related criminal and tax issues.

The Crisis Response Team is led by Team Leader Jin-Hyun Kim (57, Judicial Research and Training Institute Class 24), a former presiding judge of the Construction Division at the Seoul Central District Court. The team includes real estate finance and development expert Attorney Tak-Kyo Jung (56, Military Legal Service 11th Class), criminal case expert related to capital markets and former chief prosecutor at Seoul Western District Prosecutors' Office Attorney Jung-Won Ryu (50, Class 28), corporate restructuring and M&A specialist Attorney Byung-Joo Kim (54, Class 29), Attorney Jun-Yong Jeon (53, Class 29) who holds a master's degree in construction development, land development and real estate development specialist Attorney Jong-Hoon Lee (51, Class 29), and Attorney Jun-Geun Lee (56, Class 30), a former accountant at Samil Accounting Corporation.

The Crisis Response Team is a group of experts with extensive experience in construction and real estate, comprehensively handling not only real estate development, sales, and finance but also related criminal, tax, and insolvency matters.

The Crisis Response Team provides comprehensive advice on procedures such as insolvency, restructuring, and mergers and acquisitions that may occur sequentially when developers, construction companies, or financial institutions face insolvency. They also offer consultation and litigation representation for civil and criminal disputes arising from construction stoppages, loan defaults, and unsold inventory in various real estate-related fields including development, sales, and finance.

Moreover, the Crisis Response Team has signed an agreement with an asset management company specializing in real estate fund management. The asset management company plans to acquire real estate-related assets such as bridge loans and project financing from financial institutions and establish a blind fund.

Team Leader Attorney Jin-Hyun Kim said, "Since the end of last year, the real estate finance market has been paralyzed. Above all, it is necessary to approach problem-solving from a big-picture perspective across various areas such as real estate finance, real estate development contracts, and sales contracts." He added, "The Crisis Response Team, composed of experienced and seasoned attorneys, will provide optimal solutions from the clients' standpoint."
