Seoul Housing & Communities Corporation (SH Corporation) announced on the 22nd that out of 1,305 units in Godeok Gangil Phase 3, 500 units will be supplied as land leasehold sale housing under the sharing type of the public sale housing policy brand 'New:Home' announced by the Ministry of Land, Infrastructure and Transport, and advance reservations will be accepted starting from the 27th of this month.
Land leasehold sale housing, known as half-price apartments, is a type of sale housing where the public owns the land and the ownership of the building is acquired by the buyer. Residents can live for 40 years and can extend the contract for another 40 years, allowing a maximum stay of 80 years.
Godeok Gangil Phase 3 is the first land leasehold sale housing supplied by SH Corporation.
All units supplied this time are exclusively 59㎡. The estimated building sale price at the time of the main subscription is about 355 million KRW. The estimated land lease fee is 400,000 KRW per month. 400 units will be supplied through special quotas for youth, newlyweds, and first-time homebuyers.
Applicants must be members of a household without a home residing in Seoul, Gyeonggi, or Incheon as of the announcement date for advance reservation tenant recruitment, and must be subscribers to housing subscription savings (comprehensive housing subscription savings or subscription savings). Detailed information such as asset and income criteria can be found in the announcement.
The application period is February 27-28 for special supply, March 2-3 for general supply first priority, and March 6 for general supply second priority. Winners will be announced on March 23.
The main subscription will be conducted post-construction when 90% of the construction is completed. Winners can check the actual house and decide whether to sign the contract, and even if they give up, there will be no disadvantages such as subscription restrictions.
SH Corporation plans to apply high-quality design and community spaces certified by Seoul City’s Excellent Design Multi-family Housing certification to Godeok Gangil Phase 3.
Various facades such as open balconies will be implemented, and premium landscaping specialized spaces like rooftop gardens will be prepared. Facilities such as a fitness center with a sunken basement (a space designed to induce natural light underground), a sky caf?, and a library will also be created.
High-strength concrete, reinforced up to 25% more than regular concrete, will be applied throughout the structural parts.
Additionally, system windows with excellent insulation and design, long brick walls with elegant design as exterior finishing materials, and eco-friendly materials for the interior will be used.
For two construction types other than reinforced concrete work, direct construction by the primary contractor will be mandatory to strengthen safety management and quality.
