"Will You Benefit from Greatly Eased Regulations?" Interest in 'Guri Station Lotte Castle Signature'

With the major easing of real estate regulations earlier this year, the housing sales market, which had temporarily stalled, is expected to gradually regain momentum. This is because key regulations on home purchases and subscription have been relaxed or abolished, lowering the barriers for buyers to secure their own homes.


As a result, demand is rising as the eased regulations apply to new complexes. The biggest point is the removal of speculative overheated districts and adjusted target areas nationwide, except for the Gangnam 3 districts and Yongsan district. Through this, various conditions that were restricted due to regulatory zones are being significantly relaxed.


In particular, subscription-related matters have been greatly eased. The most noticeable change is the reduction of the resale restriction period. In the metropolitan area, it has been eased from a maximum of 10 years to 3 years, and in non-metropolitan areas, from a maximum of 4 years to 1 year. This means the waiting time for resale restrictions on pre-sale rights has shortened compared to before. Consequently, new complexes where resale is possible before move-in are emerging, which is expected to activate transactions of pre-sale rights as well as transactions in existing and new complexes.


Meanwhile, ‘Guri Station Lotte Castle Signature,’ supplied by Lotte Construction, will be built in Inchang-dong, Guri-si, Gyeonggi-do. It will consist of 11 buildings ranging from 6 basement floors to a maximum of 42 floors above ground, with a total of 1,180 households and exclusive areas ranging from 34 to 101㎡. Among these, 679 households will be offered for general sale. The number of general sale units by exclusive area is △34㎡ 68 units △46㎡ 56 units △59㎡ A·B·C 264 units △82㎡ A·B 205 units △101㎡ B 86 units, totaling 8 types, with small and medium-sized units under 85㎡ accounting for 87% of the supply.


The subscription schedule starts with special supply on Monday, February 20, followed by first-priority subscription on Tuesday, February 21, and second-priority subscription on Wednesday, February 22. The announcement of winners will be on Tuesday, February 28, and the official contract period will be held for four days from Monday, March 13 to Thursday, March 16.


The first-priority subscription conditions require applicants to be adults aged 19 or older residing in the metropolitan area, with a subscription savings account held for at least 12 months as of the recruitment announcement date, and meeting the deposit amount requirements by region and area.


Notably, homeowners are also eligible for first-priority subscription, and the obligation to dispose of existing homes will be eliminated. There will be no re-winning restrictions regardless of previous home wins. Additionally, resale will be allowed one year after the announcement date in the overpopulated control zone.


There is no limit on interim payment loan amounts, and homeowners who win the subscription are not required to dispose of their existing homes. Also, except for special supply, overlapping subscriptions within a household are allowed, and the lottery ratio is 60% for units under 85㎡ and 100% for units over 85㎡.


Guri Station on the Gyeongui-Jungang Line is within walking distance, and with the opening of the Byeollae Line (an extension of Subway Line 8) next year (2024), connecting Amsa Station?the terminus of Seoul Subway Line 8?to Byeollae in Namyangju, the area will have double station access. This makes access to Seoul convenient. Additionally, roads such as Gyeongchun-ro and Achasan-ro are nearby, facilitating wide-area travel by car.


Nearby the complex are shopping and cultural convenience facilities such as Lotte Department Store, Lotte Hi-Mart, Hanaro Mart, Guri Traditional Market, and CGV. Medical facilities and public institutions including Hanyang University Guri Hospital, Guri Health Center, Guri Post Office, and Guri-si Inchang Library are also located nearby, enabling a convenient residential life. Furthermore, several schools such as Gyomun Elementary, Inchang Elementary, and Inchang Middle and High Schools are within walking distance, providing an excellent educational environment.
