Recently, a significant shift has occurred in the metropolitan area housing market. Since the deregulation in September, promising areas centered around Anseong City have shown a clear upward trend.


According to the Korea Real Estate Board, the proportion of out-of-town investors has increased in some areas such as Anseong, Paju, and Dongducheon. The most active investment area was Anseong. As of October last year, the total real estate transactions in Anseong City amounted to 1,132 cases, of which 378 cases (33%) were identified as out-of-town investment demand. This is a 4 percentage point increase compared to the previous month (286 out of 992 cases, 29%). Compared to a year ago (459 out of 2,112 cases, 22%), it increased by a remarkable 11 percentage points.


On the other hand, Pyeongtaek City saw a decrease in the proportion of out-of-town investments. In October last year, out of 2,945 total real estate transactions in Pyeongtaek City, 951 cases were from out-of-town investors. This accounted for 32% of total transactions, a 7 percentage point decrease from the previous month. Similarly, Yangju also experienced a 5 percentage point decrease in the proportion of out-of-town transactions during the same period.


Regarding this, a real estate expert analyzed, “While Pyeongtaek’s prices have risen significantly due to favorable factors such as the Godeok International New City, expectations for further price increases are low. In contrast, Anseong has a shortage of apartment supply compared to Pyeongtaek and relatively affordable housing prices, which seems to be highly valued for its future potential.”


Additionally, development prospects in Anseong City are raising expectations. Anseong City is promoting the attraction of a high-tech complex general industrial complex. The main plan is to establish an industrial complex specialized in semiconductors in the Dongshin-ri area of Bogae-myeon, Anseong City, considering linkage with Pyeongtaek Samsung Godeok Industrial Complex and Yongin SK Semiconductor Cluster. Once development is completed, it is expected to have a significant population inflow effect due to the creation of numerous jobs.


Anseong City Real Estate Market Reappraised... Large-scale Apartments with Excellent Transportation and Proximity to Work!

As the value of Anseong City is being reappraised, a large-scale apartment complex is being launched in the Gongdo-eup area of Anseong City, attracting attention. ‘La Porte Gongdo’ is the main subject.


‘La Porte Gongdo,’ developed by Hana Asset Trust and constructed by Geonyeong Co., Ltd., is located in the Gongdo-eup area of Anseong City, Gyeonggi Province. It consists of 12 buildings ranging from 2 basement floors to 25 above-ground floors, with a total of 986 units sized between 59 and 76 square meters. Among these, terraces are planned for units sized 72 and 76 square meters.


‘La Porte Gongdo’ boasts an excellent transportation environment. First, the nearby National Road No. 38 provides convenient access to the downtown areas of Anseong and Pyeongtaek. It is also close to the Gyeongbu Expressway Anseong IC and the Pyeongtaek-Jecheon Expressway. The first phase of the Seoul-Sejong Expressway (Guri to Anseong) is scheduled to open in 2023.


The routes included in the ‘4th National Railroad Network Construction Plan’ are also highly anticipated. The ‘Pyeongtaek-Bubal Line’ connects Icheon, Yongin, Anseong, and Pyeongtaek in Gyeonggi Province and is currently undergoing a preliminary feasibility study. The ‘Metropolitan Inland Line’ connects Dongtan New City in Hwaseong, Anseong, and Cheongju Airport, with a pre-feasibility study underway.


Robust residential infrastructure also stands out. Within a 3 km radius of the complex are large shopping facilities such as Starfield Anseong, E-Mart Traders, Lotte Mart, and Hanaro Mart, as well as Megabox, Gongdo-eup Administrative Welfare Center, and Anseong Farmland. Additionally, green spaces such as Gongdo Park, Manjeong-ri Historic Park, and Seungducheon Stream are provided. Nearby educational institutions include Manjeong Elementary and Middle Schools, Gongdo Middle School, and Gyeonggi Creative High School. The academy district within Gongdo-eup is also located nearby.


The complex also offers a work-residence proximity environment. Around the complex, approximately 10,000 workers are employed in the Anseong 1st, 2nd, 3rd, and 4th General Industrial Complexes, Anseong Miyang 2nd General Industrial Complex, and Anseong Gongdo General Industrial Complex, indicating strong housing demand.


The specialized design also draws attention. All units feature a 4Bay, slab-type layout preferred by consumers, maximizing ventilation and lighting effects. Large dressing rooms are also included to enhance space utilization for residents. Furthermore, convenience facilities such as a central plaza, lawn plaza, and Moms Station, as well as community facilities including a children’s playground (also serving as a water play area), daycare center, fitness center, and indoor golf practice range, are planned within the complex.
