Gyeonggi Province announced on the 7th that since February, it has been providing online educational content on basic real estate knowledge through the Gyeonggi Lifelong Learning Portal Knowledge (GSEEK) to prevent damage during real estate contracts such as 'Kkangtong Jeonse.'
Any Gyeonggi resident can access the Gyeonggi Lifelong Learning Portal Knowledge (GSEEK) and take the course titled "Smart Tips for Beginners to Find a House." The instructor and panelists are certified real estate agent and famous YouTuber Hwang Seo-jin and comedian Lee Se-jin.
The education consists of a total of 10 courses. The detailed contents include ▲Basic terms for real estate beginners ▲Housing subscription and loan knowledge ▲How to select a certified real estate agency and check listings ▲Types of Jeonse fraud and guarantee insurance system ▲Jeonse and monthly rent contracts for beginner tenants ▲Real estate support measures for socially vulnerable groups, among others.
In particular, the 6th session, "Safely Protecting Your House Deposit," introduces preventive measures to safely protect deposits related to Jeonse fraud such as the recently socially problematic Kkangtong Jeonse. Through this, the province expects it to be very helpful for young adults with little real estate contract experience.
Ko Jung-guk, head of the Land Information Division of the province, said, "We hope that providing this online lecture will not only offer knowledge about real estate contracts but also help prevent damage from Kkangtong Jeonse." He added, "Even those who are not young adults, such as vulnerable groups and certified real estate agents, will find it very helpful to take this course."
Kkangtong Jeonse refers to housing where the Jeonse deposit exceeds the difference between the housing price and debts, and tenants may lose their Jeonse deposit when the property goes to auction. Since it can occur regardless of the homeowner's intention due to a decline in real estate prices, continuous attention is necessary.
To prevent damage from Kkangtong Jeonse, the province has been providing the "Learn About Kkangtong Jeonse" service within the Gyeonggi Real Estate Portal since December last year, allowing users to easily check Kkangtong Jeonse listings and surrounding market prices at a glance.
