As the real estate market enters a full-scale adjustment period and investment demand is declining, there remains steady demand for actual residence. Accordingly, in the pre-sale market, complexes with excellent educational environments, which are important considerations for end-users when choosing a residence, are gaining popularity.
Complexes located near schools or within prestigious school districts and famous academy areas not only ensure safe commuting for students but also greatly contribute to creating a conducive learning atmosphere, making them highly preferred by families raising children. Moreover, due to the strong demand from school district buyers, these areas have high potential for price appreciation and prices tend not to fall easily even during downturns. Especially with the increase in dual-income parents, there is a continuous rise in demand for residences near schools, academies, and other educational facilities.
In fact, newly launched complexes in areas with excellent educational environments are recording high subscription rates. For example, ‘Sajik Haneulchae Resentia,’ launched in Sajik-dong, Dongnae-gu, Busan in June last year, is adjacent to the Dongnae school district, known as ‘Busan’s 8 school districts,’ including Geumgang Elementary, Oncheon Middle, Sajik High, Sajik Middle, Sajik Girls’ Middle, Dongin High, and Sajik Girls’ High, all within walking distance. The convenience of accessing the Sajik-dong academy area also appealed to buyers, resulting in a first-priority subscription competition rate of 112 to 1.
In the sales market, complexes with good educational conditions for children are also popular. For instance, ‘Pyeongchon The Sharp I-Park’ in Hogye-dong, Anyang, Gyeonggi Province, is located within walking distance of schools such as Deokhyeon Elementary and Singi Middle, and is close to the Pyeongchon academy area, considered the largest academy district in southern Gyeonggi. According to KB Real Estate price data, the price for an 84㎡ unit in this complex was 1.01 billion KRW in February, up about 300 million KRW from the 740 million KRW price at the start of occupancy in March 2019.
An industry insider said, “The actual demand group for home purchases, mainly people in their 30s and 40s, consider educational conditions such as proximity to their children’s schools or academies very important when choosing a home. Among these, places where prestigious academies with so-called ‘star instructors’ are accessible on foot have long attracted the interest of end-users, and when a new complex is launched nearby, it quickly draws attention.”
Meanwhile, ‘Pyeongchon Centum First,’ currently being sold through the redevelopment and new construction project in Deokhyeon District, Anyang, also offers excellent educational conditions.
Pyeongchon Centum First is located about 300 meters from Deokhyeon Elementary and about 700 meters from Singi Middle, allowing safe commuting, and is close to many educational facilities such as Beomgye Middle, Pyeongchon High, Dongan High, and Baekyoung High. About 90% of the general sale units are small to medium-sized types suitable for actual residence, with floor plans mainly of the preferred slab type.
