DL Construction and Daelim Co., Ltd. are conducting unit designation contracts for the remaining units of ‘e-Pyeonhansesang Jukjeon Premier Foret,’ supplied in Suji-gu, Yongin-si, Gyeonggi Province. As a representative beneficiary of the recent lifting of regulatory restrictions and a new apartment complex in Suji-gu where new supply has been scarce, it continues to attract strong demand from buyers.
Unit designation contracts are available to anyone aged 19 or older regardless of whether they have a subscription savings account, residency restrictions, or home ownership status. According to sales officials, there is high interest nationwide, including from waiting demand that was unable to participate in the initial subscription.
In particular, following the revision of the Housing Act Enforcement Decree in March this year under the government’s 1·3 real estate measures, the resale restriction period, which was three years, is expected to be reduced to six months, significantly easing the regulatory burden.
A sales official said, “Compared to nearby apartments, e-Pyeonhansesang Jukjeon Premier Foret offers a reasonable sale price, and as a branded new complex in Yongin Suji-gu where new apartment supply has been rare, it has high future value. With the recent lifting of regulations greatly reducing buyers’ burdens, inquiries about contracts are flooding in, and we expect it to sell out quickly.”
In fact, e-Pyeonhansesang Jukjeon Premier Foret is located in Suji-gu, where there is a strong demand for new complexes. According to Real Estate R114 data, as of January this year, about 85.82% of apartments in Suji-gu are over 10 years old. In particular, in Jukjeon, redevelopment and reconstruction are difficult, resulting in a shortage of new supply, which is expected to increase its rarity value.
Since apartments within a 1km radius of the complex are mostly aged complexes over 10 years old, the price competitiveness in the area is high. According to KB Real Estate market data, the sale price of an 84㎡ unit in ‘Saeteo Maeul Jukjeon Hillstate’ (occupied since June 2004) near the complex is 720 million KRW (as of January), allowing residents to live in a new apartment at a reasonable price compared to apartments that have been occupied for 18 years.
The neighborhood park surrounding the apartment complex will cover approximately 80,000㎡, about 11 times the size of a soccer field. Mostly composed of eco-friendly park facilities, it offers a nature-friendly residential environment as a ‘park within an apartment complex.’ The park will include various facilities such as a △book caf? △community center △multipurpose ground (underground parking lot) △fountain plaza △exercise facilities △children’s playground △resting shelters △forest walking trail (about 2km) △pedestrian overpass, among others. The park is scheduled to be completed by early 2024, before the apartment move-in, allowing residents to use the park immediately upon moving in.
Additionally, interim payment loans are available up to 60%, and additional guarantees for interim payment loans are possible, allowing up to two loans per household. It is also exempt from acquisition tax and capital gains tax surcharges, reducing the tax burden.
Meanwhile, e-Pyeonhansesang Jukjeon Premier Foret will be developed with six residential buildings ranging from three basement floors to a maximum of 20 floors above ground, totaling 430 units with a floor area of 84㎡. A housing exhibition center is currently operating, and move-in is scheduled for December 2024.
