Recently, the knowledge industry center market has been gaining momentum. Demand for office spaces is increasing, and the reasonable and efficient workspaces offered by knowledge industry centers are attracting attention.
According to data from the Korea Real Estate Research Institute, the nationwide office vacancy rates in 2022 steadily decreased as follows: ▲1st quarter 10.4%, ▲2nd quarter 10%, ▲3rd quarter 9.6%, and ▲4th quarter 9.4%. Compared to the 4th quarter of the previous year (2021), which was 10.9%, this represents a 1.5% decrease, confirming a steady rise in demand for office spaces.
Factors contributing to this trend include a slowdown in the supply of office facilities, an increase in various startups, and the expansion of industries moving into knowledge industry centers, all of which are revitalizing the office market. Accordingly, as the need for office spaces grows, knowledge industry centers are expected to emerge as new workspaces.
Knowledge industry centers have lower rents compared to typical offices. Additionally, they offer various systems and specialized designs tailored to industries, as well as diverse communities that enhance work efficiency, creating a reasonable and comfortable work environment in many ways.
Amid this, the ‘Siheung City Hall Station Knowledge Industry Center Gwanggaeto Infinity’ is scheduled to be supplied in Block 4 of the self-sufficient facility site in the Siheung Janghyeon District, Gyeonggi Province.
The complex will be developed on approximately 20,000 pyeong (about 66,115 square meters) with 3 basement floors and 10 above-ground floors. As the only knowledge industry center in the triple super-station area of Siheung City Hall Station, it boasts a ‘special golden line’ and is located at the transportation hub, making it highly valued for its excellent transportation conditions and various development benefits. In particular, the introduction of the ‘DRIVE IN SYSTEM’ with a ‘DOOR TO DOOR’ design that allows parking right in front of each unit provides user-centered high workspace efficiency.
The Siheung Janghyeon District in Gyeonggi Province is expected to become a transportation hub in the southwest and the center of the southwestern metropolitan area. First, it has a rapid transit network that enables quick access to Seoul and major business districts in the metropolitan area. Siheung City Hall Station, located within a 5-minute walk and classified as a super-station area, will open the Wolgot-Pangyo Line, Seohae Line, and Sinan Line in 2025, coinciding with the completion year of ‘Gwanggaeto Infinity,’ establishing the grandeur of the ‘triple special golden line’ with travel times to Yeouido and Pangyo within 30 minutes.
Through the 3rd Gyeongin Expressway, Yeongdong Expressway, Metropolitan Area 1st Ring Expressway, Suwon-Gwangmyeong Expressway, and 2nd Gyeongin Expressway, travel times are approximately 40 minutes to the Gyeonggi area, 30 minutes to the Incheon area, and 50 minutes to the Seoul area.
Additionally, the planned ‘Siheung City Hall Station Complex Transfer Center,’ an entertainment complex offering transportation, shopping, dining, culture, commerce, and relaxation, and the planned ‘Siheung City Hall Complex Administrative Town,’ which integrates administration, business, and culture, are expected to become regional landmarks. Furthermore, the nearby ‘Siheung Hajung Public Housing District,’ spanning 140,000 pyeong, is planned to house a population of 8,454, creating a large-scale hinterland.
With a maximum floor height of 6.2 meters, a maximum floor load of 1 ton, and wide roads over 6 meters, the workspace utilization has been enhanced. From the 2nd basement floor to the 7th floor above ground, the drive-in, door-to-door system introduces advanced manufacturing-specialized facilities, differentiating it from conventional office buildings. From the 3rd basement floor to the 7th floor above ground, parking spaces exceeding 250% of the legal requirement have been secured, providing a comfortable and spacious parking environment.
The efficiency and comfort of tenant companies’ workspaces have also been enhanced. A large shared warehouse applying the door-to-door system has been established, and luxurious high-end style business lounges equipped with spacious and comfortable meeting rooms are provided.
‘Siheung City Hall Station Knowledge Industry Center Gwanggaeto Infinity’ currently operates promotional centers in Seoul and Anyang City, Gyeonggi Province.
