Establishment of Integrated Review Team in Housing Permit Division
Under 500 Households Subject to District and County Approval
[Asia Economy Yeongnam Reporting Headquarters Reporter Kim Yong-woo] Ulsan City will fully implement integrated architectural reviews starting this year. The review period for building permits is expected to be drastically shortened.
Since January, Ulsan City has established an Integrated Review Team within the Housing Permit Division and decided to promote an integrated review system that handles various reviews related to building permits all at once.
The integrated review system was introduced in October last year to stabilize citizens' housing plans by enabling rapid housing supply through shortened review periods. It processes urban planning reviews, traffic impact assessments, landscape committee reviews, and architectural committee reviews all at once, and has been applied to apartment complexes with 500 or more units subject to city project plan approval.
Starting this year, the newly established Integrated Review Team in the Housing Permit Division will also conduct integrated reviews for projects under district and county project plan approval with fewer than 500 units, and residential complex buildings with fewer than 300 units.
From now on, integrated reviews will be possible for large-scale buildings such as apartment complexes, residential complex buildings, and officetels constructed in Ulsan, reducing the review period that previously took more than 10 months to within 3 months, shortening it by generally more than 7 months.
Ulsan City will efficiently handle tasks by processing not only integrated reviews but also standalone architectural committee reviews through the newly established Integrated Review Team to prevent confusion among civil complaints and derive reasonable review results.
Additionally, through consultations with related departments, legal matters will be reviewed first, and through two rounds of thorough preliminary reviews by review committee members, the number of issues raised on the day of the integrated review will be minimized.
An official from Ulsan City stated, "If the review period is prolonged, increased financial costs could lead to higher housing supply prices, so this system was introduced to ensure citizens' housing stability," and added, "We will promote administrative services that citizens can feel."
The first review of this year is scheduled for February 10 and plans to review a total of five agenda items, including residential complex buildings in the Samsan-dong area of Nam-gu.
