SpaceCloud, a space rental platform where users can book desired spaces by the hour, announced its "2022 Year-End Review" based on shared space transaction data from its members last year.
According to SpaceCloud's analysis, among the 24 types of spaces traded on the platform, practice rooms ranked first in the number of reservations in 2022.
Practice rooms are spaces for dance, instrument, and vocal practice, characterized by a high regular usage rate among users who enjoy dance as a hobby. In recent years, dance entertainment programs have become popular, and dance reels covering idol group choreography have trended, rapidly growing as a hobby space for the MZ generation. The record participation of 113 teams in the cover dance video sharing event "Cover Week" hosted by SpaceCloud last year also reflects this trend.
The second most traded type was party rooms. Emerging as gathering spaces replacing restaurants or cafes after COVID-19, party rooms are now used for various private gatherings. The peak season for party rooms is November and December, the year-end party season, but their uses have expanded to online concert group viewings, photo shoots, hobby meetings, and more.
There are about 8,000 party rooms listed on SpaceCloud, more than the 5,000 practice rooms, but both the number of reservations and transaction amounts were higher for practice rooms. In terms of the total transaction amount on SpaceCloud, practice rooms accounted for 34.7%, party rooms 27.7%, and study rooms 14.6%.
Study rooms are mainly used for meetings, group studies, and video interviews, with steady demand for quiet and comfortable workspaces, ranking third in reservation numbers on the platform.
Analyzing the locations of the most reserved spaces shows that the space rental market is growing centered around the MZ generation commercial districts in the Seoul metropolitan area. By space type, practice rooms are most frequently used near Hongdae Entrance in Mapo-gu, Seoul; party rooms near Gangnam Station in Seocho-gu, Seoul; and study rooms in Gwanak-gu, Seoul.
It was also confirmed that spaces tailored to users' payment convenience have more reservations. Among the top 10 most reserved spaces in the three representative types?practice rooms, party rooms, and study rooms?90% (27 places) offered "instant payment," while only 10% (3 places) used "approval payment." On SpaceCloud, payment types for space reservations are divided into instant payment and approval payment based on the host's choice. Users strongly preferred spaces where the reservation is confirmed immediately upon payment (instant payment) over those requiring host approval after payment (approval payment).
A SpaceCloud representative stated, "Shared space transaction data is valuable for understanding new trends in the real estate market and the lifestyle of the MZ generation. We expect the cultural activities of proactive users who create and share content themselves to expand from the Seoul metropolitan area to local commercial districts across regions.
