[Asia Economy Reporter Park Jong-il] Kim Tae-woo, Mayor of Gangseo-gu, Seoul, is moving forward with his first campaign pledge, ‘Hwagog will become Magok’.
On the 13th at 2 p.m., Mayor Kim Tae-woo met with the Ministry of Land, Infrastructure and Transport’s Public Housing Promotion Team Director and officials from Korea Land and Housing Corporation (LH), then visited the Hwagog 2-dong area, which was selected as the final candidate site for the Urban Public Housing Complex Project (Urban Complex Project), envisioning the future transformation of Hwagog.
Mayor Kim accompanied the delegation to the Hwagog 2-dong candidate site and actively explained the urgent need to improve the current residential environment in Hwagog-dong, highlighting ▲ aging housing ▲ lack of parking facilities ▲ concentration of semi-basement houses vulnerable to flooding ▲ deteriorated infrastructure.
Additionally, they discussed plans to develop the area into a nature-friendly city by linking it with the park above Gukhoe-daero, which will be about eight times the size of Seoul Plaza (110,000㎡).
The district office plans to accelerate the project by holding resident briefings to explain the effects of the Urban Complex Project, including ▲ zoning upgrades ▲ floor area ratio relaxation ▲ shortening of the project period, after consultations with the Ministry of Land, Infrastructure and Transport and LH.
On this day, Mayor Kim Tae-woo emphasized the residents’ strong desire for reconstruction and redevelopment, stating, “The resident consent rate for implementing the Urban Complex Project is approaching 75%, showing how strong the residents’ aspirations are.”
Mayor Kim said, “I will personally work hard to further increase the resident consent rate so that the Hwagog 2-dong Urban Complex Project, which will serve as a catalyst for revitalizing the old downtown, can be swiftly promoted. I will devote all my efforts to ensure that Hwagog-dong’s redevelopment becomes a nationwide model case for urban complex projects.”
The Urban Complex Project is confirmed as a project site if, within one year after candidate site selection and designation as a planned district, two-thirds of the owners and half of the land area residents consent. Then, subsequent procedures such as project plan approval proceed. Led jointly by the public sector and residents, this method can reduce the project period by more than half compared to the conventional association-type maintenance projects.
