Seohui Construction (Chairman Lee Bong-gwan) announced that it is recruiting members for the 'GTX Unjeong Station Seohui Starhills' cooperative.
'GTX Unjeong Station Seohui Starhills' will be developed as a large-scale branded town with 1,724 households in the Dongpae-dong area of Paju, Gyeonggi Province. It is planned to consist of 19 apartment buildings ranging from 3 basement floors to 25 above-ground floors, with preferred unit sizes of 59㎡ to 84㎡, which are highly favored by consumers in Seoul and the metropolitan area.
The project site, 'GTX Unjeong Station Seohui Starhills,' has achieved over 95% of the required approval for the project plan, making rapid progress expected.
In regional housing cooperative projects, since members directly purchase the land and select the construction company to build the homes, the land acquisition rate is considered crucial to the project's success. The longer it takes to secure the land, the more risks arise, such as increased additional contributions from members due to rising purchase costs or delays in project progress.
A Seohui Construction official stated, “Regional housing cooperatives significantly reduce risks if the land acquisition rate is guaranteed,” adding, “GTX Unjeong Station Seohui Starhills has achieved a land acquisition rate of 97.26%, enabling stable and fast project progress.”
The location is also cited as a factor driving the sharp increase in cooperative membership demand. It is adjacent to the southern part of Unjeong New Town and close to Ilsan New Town, allowing residents to utilize the living infrastructure of both new towns. E-Mart is about a 10-minute walk away, and the large-scale Munhak Park, Saeam Park, is reachable within 10 minutes. The Unjeong Lake Park, a landmark of Unjeong New Town, is also accessible on foot.
The Seohui Construction official explained, “GTX Unjeong Station Seohui Starhills is rich in factors that will increase future value,” adding, “The GTX-A Unjeong Station, scheduled to open in 2024, will allow travel to Samseong Station in about 20 minutes. Recently, the government decided to promote early opening, and the extension of Line 3, scheduled to begin construction in 2025, as well as Starfield, are not far away, which will further enhance living infrastructure and proximity to workplaces.”
The project also offers close proximity to industrial complexes. Paju hosts several industrial complexes, including the Paju Publishing Complex and Paju Tanhyeon National Industrial Complex, generating steady housing demand from workers. Interest from these workers and investors is reportedly high.
The educational environment is excellent. Within approximately a 1 km radius, there are various schools such as Ungwang Elementary, Waseok Elementary, Unjeong Middle, Dongpae Middle, and Dongpae High School, allowing for walking commutes. In particular, Ungwang Elementary School is the closest at about 400 meters in a straight line, receiving favorable reviews from families with young children.
A Seohui Construction official said, “Despite the recent cooling of the sales market, our project, due to the characteristics of regional housing cooperatives, offers reasonable costs and high stability, attracting strong interest from actual users,” adding, “The increase in cooperative membership inquiries can be interpreted as a result of this atmosphere.”
