Songpa-gu Resolves Long-Standing Issue After 17 Years Full-Scale Redevelopment Projects Begin in Geoyeо and Macheon Redevelopment Promotion Districts

[Asia Economy Reporter Park Jong-il] The project to create premium residential complexes in the Geoye and Macheon areas of Songpa-gu is gaining momentum.


Songpa-gu (Mayor Seo Gang-seok) announced that with Macheon 2 District being finally selected as a candidate for Seoul City’s Rapid Integrated Planning Housing Redevelopment on December 30, 2022, the project to develop premium residential complexes in the previously underdeveloped Geoye and Macheon areas will be fully launched.


The redevelopment projects in Geoye and Macheon have faced difficulties since the designation of the Geoye-Macheon New Town district in December 2005, due to government regulations and cancellations of district designations.


Seo Gang-seok, Mayor of Songpa-gu, stated, “With the selection of Macheon 2 District as a redevelopment candidate, all redevelopment projects in the Geoye-Macheon Redevelopment Promotion District, a long-standing wish of residents, will be actively pursued. Since the designation of the Geoye-Macheon New Town district in 2005, it has taken 17 years for all districts to get on track. We will actively communicate with residents to prepare maintenance plans and ensure that their opinions are fully reflected in the project implementation.”


First, Macheon 2 District, which had been maintained as a preservation management zone within the Geoye-Macheon Redevelopment Promotion District, will now swiftly proceed with the project starting this year, including the commencement of maintenance plan development services. Through rapid integrated planning, the redevelopment promotion plan will be established and district designation completed by the end of 2024.


Additionally, Macheon 5 District was selected as a candidate for rapid integrated planning redevelopment in December 2021 and is currently developing its maintenance plan. Geoye Saemaeul District passed the Urban Redevelopment Committee’s maintenance plan review in December 2022 for designation as a redevelopment promotion district and is moving forward with the project.


Furthermore, within the Geoma district, Districts 2-1 and 2 completed housing redevelopment projects in 2021, and redevelopment projects are ongoing in Macheon Districts 1, 3, and 4.


With the selection of Macheon 2 District as a redevelopment candidate, all areas designated under the Geoye-Macheon New Town district since 2005 are now advancing redevelopment projects, raising residents’ expectations.


The district plans to actively support redevelopment maintenance projects to transform the Geoye and Macheon areas into residential cities with convenient transportation linked to adjacent areas, beautiful urban nature, and cultural welfare facilities, as large-scale development projects comparable to new town creation are implemented by district.


Mayor Seo Gang-seok of Songpa-gu said, “The final selection of Macheon 2 District as a redevelopment candidate is a clear example of the district’s efforts to rapidly promote redevelopment and reconstruction, a key pledge of the 8th elected administration. We will continue to actively communicate with residents and work closely with Seoul City and related agencies to ensure the successful advancement of redevelopment in the Geoye and Macheon areas.”
