'Cheolsan Xi The Heritage' 1st Priority Subscription Opens on 27th... Gwangmyeong Landmark Expected

GS Construction announced that it will begin accepting subscription applications for 'Cheolsan Xi The Heritage,' located in Cheolsan-dong, Gwangmyeong-si, Gyeonggi-do, starting from the 26th.


The detailed schedule starts with special supply on the 26th (Monday), followed by first-priority applications for the relevant area on the 27th (Tuesday), and first-priority applications for other areas on the 28th (Wednesday). The winners will be announced on Wednesday, January 4, 2023, and the official contracts will be conducted over four days from January 15 to 18.


Applicants who have continuously resided in Gwangmyeong-si for more than two years as of the announcement date can apply as first priority for the relevant area, while those who have lived in Gwangmyeong-si for less than two years or reside in the metropolitan area must apply as first priority for other areas.


The sale price is set at an average of 28.96 million KRW per 3.3㎡, which is a reasonable amount compared to the market price in Cheolsan-dong. Recently, the loan limit for interim payments has been expanded from 900 million KRW to 1.2 billion KRW, allowing interim loans not only for exclusive areas of 59㎡ and 84㎡ but also for the large-sized 114㎡ units. The payment terms are 10% deposit, 60% interim payment, and 30% balance, with a deferred interest system applied to 50% of the interim payment.


A sales official stated, “Over 25,000 visitors came to the Cheolsan Xi The Heritage model house during the three days over the weekend since its opening on the 16th. We thank the customers who visited despite the very cold weather and ask for continued interest in the upcoming subscription.”


Cheolsan Xi The Heritage is a large apartment complex consisting of 23 buildings ranging from three basement floors to a maximum of 40 floors above ground, with a total of 3,804 households. Among them, 1,631 households with exclusive areas of 59㎡, 84㎡, and 114㎡ are available for general sale. By type, there are △59㎡A 947 units △59㎡B 4 units △59㎡C 449 units △84㎡A 26 units △84㎡B 81 units △84㎡C 3 units △114㎡A 36 units △114㎡B 2 units △114㎡C 83 units.


Cheolsan Xi The Heritage is within walking distance of Cheolsan Station on Subway Line 7, allowing direct travel without transfers to major Gangnam areas such as Express Bus Terminal Station, Gangnam-gu Office Station, Banpo Station, Nonhyeon Station, and Cheongdam Station.


It is convenient for commuting as it provides quick access to Sangam-dong and Yeouido areas via Anyangcheon-ro and the Western Arterial (underground) Road, and easy entry and exit through a wide road network including the 2nd Gyeongin Expressway, Gangnam Circular Urban Expressway, Seohaean Expressway, and Pyeongtaek-Paju Expressway.


Located in the old downtown area, the living infrastructure is solid. Nearby public offices include Gwangmyeong Police Station, Gwangmyeong City Hall, Suwon District Court Ansan Branch, and Gwangmyeong City Court. Central Market, Gwangmyeong Traditional Market, Lotte Super, Lotte Cinema, E-Mart, major banks, and Rodeo Street are also close by.


With Dodeok Elementary School planned nearby, residents can enjoy the benefits of a school-proximity infrastructure. Yeonseo Library, Cheolsan Library, and an academy district near Cheolsan Station are also adjacent. Additionally, Anyangcheon Stream is next to the complex, offering views from some units, and Hyeonchung Neighborhood Park is located across the stream.


Instead of parking lots, the above-ground space of Cheolsan Xi The Heritage will feature a central plaza called ‘Elysian Garden’ harmonized with a water garden, a ‘View Terrace Garden’ offering open views, a ‘Lounge Garden’ connected to community facilities, and a peripheral circular walking trail called ‘Xi Promenade’ where residents can experience seasonal changes. Furthermore, various themed gardens such as the ‘Theme Garden’ connected to the circular path, a small-scale ‘Living Garden’ in front of the buildings, a safe and enjoyable themed playground ‘Xi Fun Ground,’ and a ‘Well-being Garden’ equipped with exercise and rest facilities will be distributed throughout the complex.


The 2,500-pyeong-scale community center ‘Club Xi’ will include an indoor swimming pool, which is rare in surrounding complexes. In addition, fitness and GX rooms, an indoor golf practice range, a small library and reading room, shared office, sauna, and caf? will be available, making it ideal for leisure and hobbies. Especially, the top floor will feature a sky lounge called ‘Club Cloud,’ where residents can relax while enjoying views of the city and nature.


On the 24th, a Christmas event will be held where visitors to the model house can win gifts through a lottery. Move-in is scheduled for 2025.
