Demand for real estate in Seo-gu, Incheon is rising. This is due to several major transportation developments planned, including the establishment of the 'Northern Circular Railway Network,' the extension of Seoul Subway Line 5, and the GTX-D line.


Currently, road and transportation network development is actively underway in Incheon. Large-scale transportation projects under discussion include the Northern Circular Railway Network connecting Incheon Lines 1 and 2 with Seoul Line 7 via transfer, the GTX-D line passing through Geomdan in Incheon, and the extension of Line 5 passing through Gimpo, raising expectations for benefits to the surrounding areas.


In particular, the Bullo District in Seo-gu, Incheon is a beneficiary area. A real estate expert stated, “It will be difficult to proceed with the planned projects such as the new northern railway project in Incheon and the extension of Seoul Line 5 in Gimpo without fully including the Bullo District.” He added, “Due to its geographical location, Bullo District is bound to directly or indirectly benefit from these transportation developments, so its future value is expected to be high.”


As expectations for benefits in Bullo District increase, the ‘Hillstate Bullo Forest’ supplied by Hyundai Construction is gaining attention. This complex is located in a double living zone that allows residents to enjoy both Geomdan and Gimpo living areas, and it is considered a representative beneficiary complex of the transportation developments.


Near the ‘Hillstate Bullo Forest’ complex, the Incheon Line 1 Geomdan extension, scheduled to open in 2024, is underway. Additionally, the Incheon Line 2 Goyang extension line is planned, connecting Geomdan and Bullo Districts to Geolpobukbyeon Station (Gimpo Light Rail), KINTEX Station (GTX-A), Juyop Station (Seoul Line 3), Ilsan Station (Gyeongui-Jungang Line), and Jungsan District (Goyang City, Gyeonggi Province). This route is currently under preliminary feasibility study application with the Ministry of Economy and Finance, and if it passes in 2023, construction will begin in 2029.


The extension of Line 5, currently being promoted in adjacent Gimpo City, also raises expectations for benefits. Once the Line 5 extension opens, travel time from Gimpo Hangang 2 Compact City to Gwanghwamun in Seoul will be reduced from 90 minutes to 69 minutes. Although it is not yet confirmed whether this line will pass through Incheon, Gimpo Hangang 2 Compact City is geographically adjacent to Bullo District, so it is expected to positively impact transportation conditions.


Road transportation networks are also set to improve. The road connecting Daegok-dong to Bullo District, scheduled to open sequentially between 2023 and 2024, is under construction. Additionally, National Road 98 (section from Dogye to Majon) connecting Geomdan (Majon-dong) in Incheon to Ilsan is expected to be completed by 2025.


Along with major transportation benefits, the reasonable sale price is also noteworthy. ‘Hillstate Bullo Forest’ is priced in the early 500 million KRW range. As a branded apartment supplied in the metropolitan area, it offers a reasonable price range from 434 million KRW to 529 million KRW, enabling home ownership in the 500 million KRW range including balcony expansion fees.


‘Hillstate Bullo Forest’ is currently accepting contracts for remaining units on a first-come, first-served basis with designated buildings and units. Anyone aged 19 or older can contract regardless of residence area, subscription savings account, or home ownership status. Contract terms are 10% down payment, 60% interim payment, and 30% balance, with a 40% interest-free benefit on the interim payment to reduce financial burden for buyers.


Meanwhile, ‘Hillstate Bullo Forest’ will be built in Bullo-dong, Seo-gu, Incheon, consisting of 8 buildings from 3 basement floors to 25 above-ground floors, totaling 736 units. All units are a single exclusive area of 84㎡, which is highly preferred by buyers.


Additionally, ‘Hillstate Bullo Forest’ is currently operating a model house, with move-in scheduled for January 2025.
