Central Region Shows 'Signs of Rebound'... Southern Region 'Not So Sure'

[Asia Economy Reporter Choi Taewon] While the golf membership prices in the central region are showing signs of rebound, the golf membership market in the southern region is expected to remain weak for some time.
According to the Donga Membership Exchange on the 10th, the average price of 100 major memberships traded nationwide was 220.73 million KRW, down 0.57% compared to the previous week. By price range, the ultra-high price category fell 0.08%, and the high price category dropped 0.20%. The mid-price category decreased by 1.17%, and the low price category fell by 0.70%.
The reason the membership prices, which had been falling since October, are showing signs of rebound is that buying demand, which had been watching the price decline, is now flowing in, according to industry consensus. It is analyzed that buyers who had been observing the market jumped in as the membership prices showed some bottoming out. Experts expect this influx of buying demand to continue for the time being.
In particular, the price changes of memberships in the central region, which has the geographical advantage of being close to Seoul, are noticeable. The average price in the central region was 248.66 million KRW, down 0.06% from the previous week, successfully defending the price level.
With the influx of buying demand, Hanseong CC rose 1.28% to 81 million KRW, and Giheung CC increased 3.7% to 215 million KRW, showing an overall upward trend. Plaza CC Yongin and 88 CC also recorded increases of 3.5% and 2.2%, respectively, reaching 57 million KRW and 225 million KRW, as buying orders increased amid a shortage of listings.
Namjoong Kim, Manager at Donga Membership Exchange, said, "Looking at the prices, they have dropped nearly 100 million KRW, and recently strong buying demand has been flowing in, so we expect the bullish market to continue for the time being."
Unlike the warming central region, the southern region's membership market still feels cold. The average price in the southern region was 148.41 million KRW, plunging 2.73% compared to the previous week.
Busan CC fell 3.85% to 360 million KRW, and Daegu CC dropped 14.5% to 118 million KRW, reflecting an overall downward market. Asiad CC, which had been difficult to find listings for some time, was not spared from the decline. Although listings appeared, only low-price buyers were waiting, resulting in a 4.3% drop to 460 million KRW.
Yoonhee Lee, Team Leader at Donga Membership Exchange, predicted, "The trend of cashing out memberships due to the rapid rise in interest rates has stopped. However, as transactions continue focusing on low-price buying, the market is expected to show a slight downward trend rather than a sharp rebound."
